The UAE is witnessing a remarkable surge in branded real estate investments, with Dubai, Abu Dhabi, and Ras Al Khaimah leading the charge in this luxury growth sector. As the demand for premium residences continues to escalate, the UAE has solidified its position as a global luxury living hub, attracting high-net-worth individuals and international investors alike. This article delves into the dynamics driving branded real estate investments in the region, highlighting the contributions of individual emirates to this burgeoning market.
Branded Real Estate in the UAE
The UAE’s economic landscape serves as a robust foundation for real estate investment, with an impressive GDP growth forecast of 5.3 percent by 2025. This expansion, fueled by diversification into non-oil sectors, has coincided with an influx of wealthy individuals, intensifying the demand for high-end residential properties. The latest UAE Branded Residence Report from CBRE underscores that branded homes have become a sought-after asset class, particularly appealing to high-net-worth individuals (HNWIs) and the “Everyday Millionaire” (EMILLI) segment, which consists of investors with assets ranging from $1 million to $5 million. Such residences offer trusted brand recognition, quality assurance, and a comprehensive array of amenities, making them an attractive entry point into the UAE’s luxury real estate market.
Dubai’s Branded Real Estate Market
In Dubai, the demand for branded residences is especially pronounced. During the first three quarters of 2025, the emirate experienced a 26 percent increase in transaction volumes and a staggering 51 percent rise in transaction value year-on-year. Investors are now willing to pay an average premium of 64 percent for branded units compared to non-branded alternatives, a clear testament to their perceived value. Factors such as brand prestige, a vibrant lifestyle, and investor confidence, alongside the UAE’s safe-haven status and appealing tax environment, significantly contribute to Dubai’s allure as a prime location for luxury real estate investments. Looking to the future, Dubai is set to deliver over 31,000 new branded units by 2030, which will constitute around 8 percent of the total new residential supply.
Abu Dhabi’s Branded Real Estate
Abu Dhabi is rapidly ascending as a significant player in the branded residences market, evidenced by a remarkable 126 percent rise in transaction volumes year-on-year in 2025. Branded residences in the capital command an average premium of 87 percent, reflecting both limited inventory and a strong appetite for globally recognized hospitality and lifestyle brands. With flagship developments on Saadiyat and Yas Islands, branded residences are anticipated to account for 18 percent of new residential supply deliveries by 2029. This trajectory positions Abu Dhabi as a compelling destination for luxury real estate, further buoyed by a pipeline of over 2,700 branded units across more than 20 projects.
Ras Al Khaimah’s Branded Real Estate
Ras Al Khaimah is emerging as one of the fastest-growing markets for branded residences within the UAE. This growth is driven by robust economic momentum and a tourism strategy that capitalizes on adventure and natural attractions. The emirate is successfully transitioning from a budget-focused market to a luxury destination, with developments like the Wynn Al Marjan Island acting as pivotal catalysts. The influx of new construction activity is accompanied by an expanding pipeline of branded residential opportunities. Notably, the rise of non-hospitality branded residences in Ras Al Khaimah reinforces a diversifying market that appeals to a broader demographic of international investors.
Matthew Green, Head of Research at CBRE MENA, notes that “over the past five years, branded residences have transitioned from more of a niche offering to a defining feature of the UAE’s luxury real estate landscape.” He emphasizes that this trend reflects the intersection of global wealth migration, investor demand for quality and security, and the UAE’s status as a prime hub for ultra-luxury living. With a continually expanding project pipeline, the role of branded real estate investments is poised to significantly shape the region’s residential market going forward.
