The Sharjah real estate market has made significant strides in the first half of 2025, achieving remarkable growth as total transactions soared to $7.3 billion. Attracting investors from 109 nationalities, Sharjah’s unique appeal is establishing it as a prime destination for real estate investment. With a sustainable approach intertwined with modern living standards, the emirate is redefining its allure and reinforcing its status on the global stage.
Sharjah’s Vision for Sustainable Development
During a session titled “From Sharjah Real Estate to a Quality of Life Strategy,” Saud Abdul Aziz Al Khayal, Deputy Director of the Real Estate Regulatory Department at the Sharjah Real Estate Registration Department, emphasized the emirate’s innovative model. He described it as “a unique and sustainable model, making the emirate a global investment destination that combines housing, work, and stability.”
Al Khayal reported that “in the first half of 2025, Sharjah welcomed more than 6,600 investors from 109 nationalities, with total real estate transactions exceeding AED27 billion ($7.3 billion). This demonstrates our position as an attractive environment for both living and investment.” These figures highlight how the regional characteristics and strategic planning resonate with a diverse range of investors.
Successful Projects and Future Developments
Al Khayal highlighted the success of Sharjah Sustainable City, initiated in 2019. The first phase saw the rapid sale of all 1,000 units within a single day, with more than 60 percent of the area designated for green spaces. This commitment to sustainability is transforming the landscape, blending residential comfort with ecological responsibility.
Phase 3 is on the horizon, set to include the planting of 100,000 trees, further underlining the emirate’s focus on environmental stewardship. Al Khayal noted that flexible legislation and an emphasis on digital transformation—aiming for full digital service availability by next year—are key components of Sharjah’s strategic approach.
Innovative Approaches to Construction and Safety
Engineer Abdullah Mahmoud Salem, Head of the Engineering Studies Department at the Sharjah Department of Housing, articulated how sustainability is becoming integral to construction regulations. He stated, “We used green concrete, replacing part of traditional cement with environmentally friendly materials. This approach has led to a 30 percent reduction in energy consumption and an 80 percent reduction in carbon emissions, alongside positive health and economic impacts.”
Salem also highlighted innovative safety measures like Hassantuk, which integrates smart devices connected to civil defense systems for early fire alerts. This initiative reflects the broader vision of balancing environmental, economic, and community priorities in Sharjah’s ongoing development.
The session underscored how the emirate is positioning itself as a leader in sustainable, investor-friendly, and socially responsible real estate development. By offering a secure and high-quality living environment, Sharjah is not just meeting current demands but is also paving the way for future growth in the real estate sector, where an impressive $7.3 billion has already been invested in the first half of 2025 alone.
