Sharjah Real Estate Surges to $12.1 Billion Amid 58.3% Growth

The Sharjah real estate market has made remarkable strides, achieving a monumental AED44.3 billion ($12.1 billion) in transactions during the first nine months of 2025. This represents an impressive 58.3 percent increase from the same timeframe last year, reinforcing Sharjah’s position as a stable and enticing destination for real estate investment. Recent data from the Sharjah Real Estate Registration Department highlights not just growth in transaction volume but also the emirate’s commitment to sustainable development and a diversified investment environment.

This surge in the Sharjah real estate sector has already surpassed the total annual transaction value for 2024, which stood at AED40 billion ($10.9 billion). Such growth encapsulates the evolving dynamics of the market, which is increasingly recognized for its resilience and investor-friendly initiatives. The recent results underscore a robust performance that showcases Sharjah’s commitment to being a top-tier destination for both local and international investors.

Furthermore, the total number of property transactions surged by 16.3 percent, reaching a notable 80,320, compared to 69,078 during the same period last year. This uptick in activity indicates heightened confidence among buyers and investors, reflecting Sharjah’s accelerating economic vitality.

Moreover, mortgage activity in the emirate demonstrated substantial growth, climbing to AED10.7 billion ($2.9 billion). This expansion signifies increased financing opportunities and diversification among investment instruments within the market. Across 239 areas, a total of 24,238 sales transactions were completed, encompassing sales, usufruct sales, and initial sales contracts, which together covered over 150 million square feet of property.

The Sharjah Real Estate Registration Department reported strong demand that spanned residential, commercial, and industrial zones, further illustrating the diverse investment opportunities available in the region. This multifaceted growth speaks volumes about the comprehensive development strategies being implemented in the emirate.

Diverse Investor Base

Sharjah’s attractiveness as a property investment hub is further reflected in its ability to attract a diverse range of investors from 121 different nationalities. Emirati citizens led the pack with transactions amounting to AED21.1 billion ($5.7 billion) across 28,561 properties. In contrast, foreign investors contributed AED13.1 billion ($3.6 billion) over 6,116 properties, demonstrating an impressive influx of international capital.

Arab nationals accounted for AED7.5 billion ($2 billion) across 5,855 properties, while investors from Gulf Cooperation Council (GCC) countries recorded AED2.6 billion ($708 million) with 1,457 properties. Across the period, investors traded a total of 41,989 properties, achieving a cumulative transaction value of AED44.3 billion ($12.1 billion).

Additionally, the registration of 14 new projects across 11 strategic areas, including various residential, commercial, and industrial complexes, showcases the ongoing urban expansion and the growing attractiveness of the Sharjah real estate market.

Sustained Growth

According to Abdul Aziz Ahmed Al-Shamsi, Director-General of the Sharjah Real Estate Registration Department, the robust performance “reflects the strength of the local economy and the solidity of the emirate’s investment infrastructure.” As transactions have already exceeded last year’s overall figures by the end of the third quarter, Sharjah solidifies its reputation as one of the most resilient and globally appealing property markets in the Gulf region.

The balanced growth among various investor groups, along with the dynamism in financing arrangements and urban developments, points to a mature and diversified market outlook as Sharjah moves forward into 2026. The future continues to look promising for investors keen on capitalizing on the emirate’s real estate opportunities.
