Dubai‘s real estate market is undergoing a remarkable transformation, with property transactions soaring nearly fourfold in the first half of 2025 compared to previous years. According to the latest Driven Properties market report, a record 99,146 deals were completed during this period, signaling robust demand and investor confidence in Dubai’s real estate sector. This surge reflects not only the emirate’s unique economic conditions but also a strategic shift among global investors seeking stability in a turbulent financial landscape.
Remarkable Growth in Property Transactions
The residential property landscape in Dubai has experienced significant year-on-year growth, with transaction volumes consistently climbing from 2021 to 2025. In Q2 2025 alone, an astounding 53,525 transactions were recorded, marking a notable increase from 45,621 transactions in Q1. This consistent growth underscores the enduring appeal of Dubai real estate, which continues to attract both local and international investors.
Factors Fueling the Boom
Several factors are driving this impressive growth in Dubai’s real estate market. The report attributes the boom to broader global economic challenges, such as elevated interest rates and geopolitical tensions, as investors shift their focus toward real assets that provide inflation-linked cash flows. “Investors are increasingly rotating out of duration-sensitive, low-yielding assets and into real assets with inflation-linked cash flows,” the report stated, highlighting a significant shift in investor strategy.
The UAE’s disciplined fiscal policy contrasts sharply with many Western economies facing budget deficits and stagnating growth. This stability makes Dubai an attractive destination for those looking to reposition their portfolios amid rising global uncertainties.
Trends in Property Prices and Sales
Transaction volumes were led by Jumeirah Village Circle in Q2 2025, with 4,870 sales, followed closely by Business Bay and Damac Island City. The majority of transactions are now occurring in off-plan developments, which have surged from 4,219 in Q1 2021 to 36,184 in Q2 2025, representing over 70 percent of all quarterly deals. Meanwhile, ready property sales have also shown steady growth, reaching 15,170 units in Q2 2025.
Despite the increase in off-plan transactions, ultra-luxury properties in areas like Jumeirah Bay Island command the highest prices per square foot, currently listed at AED 13,068. Overall, off-plan residential prices have risen by 38 percent over four years, highlighting the desirability of investing in Dubai real estate.
Future Outlook and Challenges
The future of Dubai real estate appears bright, despite forecasts suggesting a potential price correction due to increased supply in the coming years. The report predicts a surge of new units between 2026 and 2027, potentially reaching 136,169 units. However, this risk may be overstated, as factors such as a growing expatriate population, phased project deliveries, and strong macroeconomic fundamentals could mitigate any downturns.
Dubai’s currency stability, tax advantages, and regulatory transparency further enhance its appeal, positioning the emirate as a safe haven for long-term investments. As global capital continues to flow into Dubai, the emirate is likely to solidify its place as a key player in property investment worldwide.
“Key capital allocators are focusing on ‘collateral-backed cash flows’ as core to their allocation philosophy in 2H25,” the report emphasizes. This sentiment reassures investors that the Dubai real estate market is well-equipped to navigate future challenges while continuing its growth trajectory.
