UAE Raises $1.5 Billion from Al Hudeiriyat Land Sale

In a remarkable achievement for the real estate market in Abu Dhabi, “مدن” الإماراتية has successfully sold all residential lands in the “وديم” project on Hudayriyat Island within just three days of offering them for sale. The total value of this transaction surpassed 5.5 billion dirhams, approximately equivalent to 1.5 billion dollars. This significant development marks a milestone as the highest-value real estate offering in Abu Dhabi for the current year, highlighting the growing demand for housing in this vibrant region.

The “وديم” Project Overview

Located at the heart of Hudayriyat Island and in proximity to Al Bateen, the “وديم” project features more than 1,700 residential plots. These plots are designed for building villas with options ranging from four to six bedrooms, all while providing ample space for additional amenities such as pools and outdoor areas. This comprehensive planning caters to the needs of modern families looking for spacious and luxurious living environments.

Record-Breaking Sales

The swift sale of all plots within the “وديم” project underscores the immense appeal of premium real estate in Abu Dhabi. The offering, as reported in a disclosure published today on the Abu Dhabi Securities Market website, is not only groundbreaking in terms of value but also serves as the inaugural sale of residential lands on Hudayriyat Island. This high demand reflects a broader trend towards urban development and investment opportunities in the Emirate.

Strategic Expansion Plans

In tandem with the successful sale of “وديم,” “مدن” الإماراتية has also embarked on an ambitious joint venture with British developer “British Land.” This collaboration focuses on the “2 Finsbury Avenue” project, which spans 750,000 square feet in the Broadgate area of London. “مدن” holds a 50% stake in this initiative, while both British Land and GIC each own 25%. This marks a strategic move for “مدن” as it opts to enter the UK market as part of its international expansion strategy, enhancing its global portfolio.

Future Developments

Construction for “2 Finsbury Avenue” commenced earlier this year, with an expected completion date in 2027. The partnership with British Land will see them managing development operations and asset management for the project, aligning with “مدن”’s vision of expanding its footprint beyond the UAE and tapping into lucrative international markets.

The sale of all residential lands in “وديم” on Hudayriyat Island and the forthcoming developments in London exemplify “مدن” الإماراتية’s proactive approach towards capitalizing on emerging opportunities while enhancing its brand presence both regionally and globally.
