In a remarkable display of demand within the Dubai real estate market, Samana Developers has successfully sold out its latest residential project, Samana Hills South 2, during its launch event at Dubai South, achieving this milestone in less than 90 minutes. This swift sellout underscores the growing appeal of off-plan developments in the emirate, as buyers continue to seek quality investments in the vibrant property sector.
The Samana Hills South 2 project features two six-storey towers that comprise a total of 140 modern residential units. Options include studios, one-bedroom, and two-bedroom apartments, all starting at a competitive price of AED 599,000. The expected handover for these units is scheduled for October 2028, providing buyers with ample time to plan their future residences.
The design of the towers emphasizes sustainability and energy efficiency, showcasing large windows, eco-friendly features, and high-quality interior finishes. This commitment to modern living not only enhances the aesthetic appeal but also aligns with Dubai’s goal of promoting environmentally responsible developments.
Samana Hills South 2 Sells Out
A range of amenities is available for residents on the ground and first floors of Samana Hills South 2. Facilities include a BBQ area, pools for both adults and children, a Jacuzzi, cozy seating areas, a pool deck, and an outdoor cinema. Additionally, the development boasts both indoor and outdoor gyms, as well as a dedicated children’s play area, making it a truly family-friendly environment.
This latest launch follows the success of Samana Hills South, which similarly sold out in a record time of 90 minutes. That earlier development, valued at AED 400 million, is strategically located near Al Maktoum International Airport and features 510 residential units, including studios and one- and two-bedroom options.
Imran Farooq, CEO of Samana Developers, commented on the swift sellout, stating: “Following the resounding success of Samana Hills South 1, we witnessed an unprecedented demand for Samana Hills South 2, which sold out in a remarkable 90 minutes. This exceptional performance is a testament to the strength of Dubai’s real estate market, particularly the off-plan sector, which saw prices per square foot rise by nearly 29 percent in Q1 2025.”
Farooq further emphasized the allure of Dubai South as an investment hub, spurred by the ambitious $35 billion expansion of Al Maktoum International Airport. He noted that in 2025 alone, property prices in the area surged by an average of 25 percent, while rental rates increased by 20 percent, all while maintaining a significant affordability advantage of 60 percent compared to prime city locations. “This truly highlights Dubai’s unparalleled potential and its consistent ability to redefine global real estate benchmarks,” he added.
The successful launch of Samana Hills South 2 adds to Samana Developers’ impressive portfolio, which now exceeds AED 17 billion. Notably, the company claimed the fifth position among off-plan sellers in Dubai during the first half of 2025, backed by a robust monthly sales figure of AED 1.1 billion in June 2025, contributing to an overall growth of 40 percent in first-half sales.
