In an unprecedented surge, the Dubai real estate market has made headlines as luxury property sales soared to an astounding $2.6 billion in the second quarter of 2025. This remarkable achievement signals a significant uptick in demand for high-end homes in the emirate, reflecting its status as a global hub for affluent buyers. According to research from global property consultancy Knight Frank, this surge indicates a 37 percent increase from previous quarterly figures and a compelling 63 percent enhancement from the same period last year.
Record Sales in the Luxury Segment
Homes priced at over $10 million achieved an all-time high with sales totaling $2.6 billion in Q2 2025. This figure not only highlights the escalating interest in luxury Dubai real estate but also underscores the health of the market amidst global economic fluctuations.
In terms of volume, the market recorded 143 transactions in the $10 million+ category during the second quarter, a noteworthy 52 percent increase from Q2 2024. Within this category, 22 properties were sold for over $25 million, demonstrating the allure of Dubai’s most prestigious offerings.
Palm Jumeirah Dominates Sales
For the first time since the second quarter of 2023, the luxury property segment saw a notable shift, with apartments outpacing villas in sales. A total of 80 luxury apartment transactions occurred compared to 63 villa sales. Palm Jumeirah emerged as the leading location for high-value sales, with 28 properties changing hands, followed by La Mer with 23 transactions and Downtown Dubai recording 16 deals.
Knight Frank’s Prime Index for Dubai, which monitors property values across ten prominent luxury communities, averaged AED 3,850 per square foot in Q2 2025. This figure represents an 18 percent increase from AED 3,272 per square foot in Q2 2024, remaining stable compared to Q1 2025.
Faisal Durrani, Partner and Head of Research for MENA, remarked, “The record sales in the luxury price bracket are in line with the findings of our latest Destination Dubai report, which highlights the sustained and rising demand among global and domestic high-net-worth individuals for homes in the emirate.”
Increase in Property Millionaires and Market Dynamics
The upsurge in luxury property sales has coincided with a significant increase in the number of property millionaires in Dubai, which has risen by 79.5 percent in recent years. Durrani noted that the city’s residential market continues to mature, pointing out that the percentage of homes sold within a year of purchase has declined from 25 percent in 2008 to just 4-5 percent today.
Research from Knight Frank indicates that there were approximately 110,000 residential units valued above $1 million at the start of Q2 2025. This represents 17.7 percent of the total 624,000 homes sold since 2002, with a staggering combined value estimated at AED 994 billion, or around $271 billion.
Interestingly, around 19 percent of these high-value homes—approximately 21,000 units—are currently rented out, while 37,000 properties are owned by “accidental millionaires,” individuals who acquired homes for under $1 million and are now thriving as a result of property price inflation.
Dubai’s appeal as a residential destination is creating abundant opportunities for both investors and developers seeking to bridge supply gaps. The city welcomed nearly 170,000 new residents last year, despite a modest increase in total housing stock, which rose by just over 30,000 units.
Durrani continues, “The number of accidental millionaires in Dubai has increased by an average of 79.5 percent over the past three years. This suggests most homes are being held as primary residences, indicating strong confidence in the residential market among the wealthy. This also reflects our experience showing that ultra-high-net-worth individuals are particularly interested in purchasing homes as primary end users.”
The dynamic changes in the Dubai real estate landscape indicate a rebalancing, with a notable decline in the availability of homes in the mainstream segment of the market.
Knight Frank’s Prime Index for Dubai encapsulates key neighborhoods including Palm Jumeirah, Emirates Hills, Jumeirah Bay Island, and Dubai Hills Estate, reflecting the diverse and evolving luxury landscape within the emirate.
