In an impressive display of resilience, Dubai‘s off-plan apartment sales surged 43% in Q2 2025, marking a continued rebound in the emirate’s real estate sector. This substantial increase not only highlights the growing investor confidence but also underscores the demand for new developments as the city remains a coveted destination for both local and international property buyers.
According to Betterhomes’ Q2 2025 Residential Real Estate Market report, off-plan apartment transactions surged 43% quarter-on-quarter, contributing to a total sales value of AED 60.15 billion, reflecting a remarkable 37% increase compared to the same period last year.
Dubai Off-Plan Market Thrives
The off-plan segment is now a dominant force within Dubai’s residential market, driven by a wave of new project launches and attractive payment plans that appeal to investors. The dynamics within the market suggest a clear trend toward premium developments that promise long-term value.
“The off-plan market continues to be one of Dubai’s biggest growth stories,” stated Christopher Cina, Director of Sales at Betterhomes. “Buyers are showing greater discernment, focusing on quality, developer reputation, and long-term rental yield potential. We’re seeing high absorption of newly launched projects, especially in well-connected, master-planned communities.”
Apartments alone represented a staggering 80% of total residential sales. The average price point for off-plan apartments reached AED 2,023 per square foot, marking a 12.5% increase since early 2023. Notably, two-bedroom units emerged as a popular choice, accounting for 33% of transaction value, while one-bedroom apartments contributed 30%.
Leading Communities in Off-Plan Sales
Several key communities emerged as leaders in the off-plan apartment sector. Jumeirah Village Circle dominated with 12.2% of all off-plan transactions, followed by Business Bay at 6.4%. Other noteworthy mentions include Dubai Residence Complex, Motor City, and Production City, each capturing approximately 5% of the market.
In contrast, while off-plan villa activity moderated during the quarter, townhouses continued to dominate sales, accounting for 75% of off-plan villa and townhouse transactions. The Valley led this category with nearly 30% of all sales, followed by EMAAR South at 15.5% and Athlon by Aldar at 8%.
The total value for villas and townhouses in the off-plan market reached AED 8.06 billion, with average prices hitting AED 1,368 per square foot for townhouses and AED 1,947 for villas. The trend indicates a strong preference for well-planned community designs that offer a desirable lifestyle.
