The Dubai real estate boom continues with 1,388 luxury deals over $2.7 million in Q3, showcasing the city’s resilience and allure in the global property market. In the third quarter of 2025, Dubai’s property landscape displayed remarkable growth, highlighting its attractiveness to both investors and residents. As the demand for luxurious living spaces and commercial properties surges, the real estate sector appears more vibrant than ever, affirming its status as a premier destination for high-value transactions.
Dubai’s Strong Third Quarter Performance
The Dubai property market defied seasonal expectations in the third quarter of 2025, registering a 22.7 percent year-on-year increase in total residential transactions. Additionally, the value of commercial sales surged by an impressive 31 percent, according to data from Engel & Völkers Middle East. This is a strong indication that the Dubai real estate boom continues with 1,388 luxury deals over $2.7 million in Q3, further reinforcing the city’s position as a significant player in the global real estate arena.
“Dubai’s property market has reached a new level of maturity,” said Daniel Hadi, CEO of Engel & Völkers Middle East. “We’re seeing not just investor activity, but long-term commitment from people who view Dubai as home, a place to build their lives, careers, and legacies.” This sentiment resonates through recent data and transactions, underscoring a sustained confidence in the market.
The Dubai Residential Landscape
The residential market remains dominated by off-plan properties, which accounted for nearly 70 percent of all sales. Resale activities in established neighborhoods have also been robust, driven by limited supply and an enduring lifestyle appeal. Notably, apartments comprised 87 percent of all transactions, with 47,705 units sold for a total of AED 91.4 billion ($24.9 billion)—a 26.4 percent increase year-on-year.
Within this landscape, the luxury property sector remains buoyant, exemplified by 1,388 transactions exceeding AED 10 million ($2.7 million). This marks the second-strongest quarter on record, with high-value deals such as a luxurious AED 350 million ($95.3 million) off-plan villa at Jumeirah Asora Bay and a stunning AED 173.6 million ($47.3 million) apartment at Aman Residences in Jumeirah capturing significant attention. Emerging areas like Dubai Science Park and established hotspots like Dubai Marina continue to attract both long-term investors and families seeking to transition from renting to homeownership.
Commercial Property Dynamics
Like the residential segment, the commercial property market in Dubai also mirrored this momentum. In Q3 2025, there were 3,418 transactions valued at AED 30.4 billion ($8.3 billion), representing a 31 percent year-on-year growth. Every subcategory within commercial properties showed double-digit growth: offices up by 45 percent, retail by 37 percent, land by 36.8 percent, and buildings by 50 percent.
Business Bay led the way with transactions reaching AED 3.4 billion ($925 million), closely followed by Ras Al Khor, where large-scale land deals amounted to AED 2.9 billion ($789 million). The office market, in particular, experienced a remarkable surge, with 1,151 offices sold for AED 3.1 billion ($844 million)—nearly double last year’s figures. The demand for premium, well-located workspace continues to soar, as demonstrated by off-plan office sales, which jumped from just 69 in Q3 2024 to 389 in the current year.
“The surge in off-plan office demand shows how investors are adapting to Dubai’s next phase of business growth,” Hadi noted, reflecting the shift in market dynamics as businesses look for sustainable, future-ready solutions.
Positive Economic Indicators
Dubai’s broader economic fundamentals are poised for stability. The International Monetary Fund (IMF) forecasts an impressive UAE GDP growth of 4.8 percent for 2025 and 5 percent for 2026, driven by diversification, fiscal health, and robust foreign investment inflows. With inflation remaining low and upcoming rate cuts likely to further stimulate property demand, the outlook appears bright.
As we approach the final quarter of 2025, Engel & Völkers anticipates that both the residential and commercial segments will sustain their upward momentum. “Dubai has demonstrated that sustainable growth is now embedded in its DNA,” Hadi remarked. “It is no longer just a city for investment; it is a city of belonging, ambition, and enduring value.” The Dubai real estate boom continues with 1,388 luxury deals over $2.7 million in Q3, serving as a testament to the city’s enduring appeal and dynamic market resilience.
