Dubai Real Estate Thrives as Sales Experience Significant Growth

The Dubai real estate market demonstrates remarkable stability as sales reach an impressive AED46.47 billion ($12.65 billion) in October, according to the latest insights from Betterhomes. This robust performance highlights the enduring appeal of Dubai’s property sector, with consistent demand for both sales and leasing maintaining a strong foundation for future growth. As the sector thrives, both investors and tenants showcase their confidence, underscoring the resilience of Dubai real estate amid fluctuating market conditions.

Dubai Real Estate Growth

In October, the real estate landscape was predominantly influenced by off-plan activity, which comprised 69 percent of all transactions. The secondary market made up the remaining 31 percent, illustrating a shift towards newer developments. Binghatti led the way in off-plan sales, generating AED3 billion ($816 million), followed closely by major players such as Meeras, DAMAC Properties, and EMAAR. In the title-deed segment, EMAAR stood out with sales valued at AED4.99 billion ($1.34 billion).

At Betterhomes, buyer inquiries experienced a modest increase of 1 percent month-on-month (MoM), attributed largely to an 11 percent rise in villa interest. However, townhouse demand saw a decline of 16 percent. Villas maintained a strong average sale price of AED14.8 million ($4.02 million), surpassing the overall market average of AED12.43 million ($3.38 million) reported by the Dubai Land Department (DLD). This trend confirms a persistent interest in premium and ultra-prime homes within the Dubai real estate sector.

Transaction Trends

Christopher Cina, Director of Sales at Betterhomes, commented on the data: “October’s statistics reaffirm Dubai’s strong fundamentals, with transaction values up over 4 percent MoM, demonstrating sustained confidence.” He added, “Buyers are increasingly targeting quality developments that promise robust long-term returns, especially in communities like Dubai Hills Estate, JVC, and Business Bay.” Cina noted that Dubai enjoys a healthy balance of 58 percent investors and 42 percent end-users, enhancing its appeal for both investment and livability.

Tenant Data

In terms of leasing, tenant leads at Betterhomes rose slightly by 1 percent MoM in October, bolstered by a 5 percent increase in apartment rental interest. Conversely, demand for townhouses and villas declined by 7 percent and 11 percent, respectively. Total leasing transactions reached 48,656, with new contracts accounting for 43 percent of all leases—up from 40 percent in September—indicating heightened mobility and interest from new arrivals.

Average lease prices recorded by the DLD stand at AED76,500 ($20,838) for apartments, AED173,000 ($47,128) for townhouses, and AED272,500 ($74,291) for villas. In comparison, the rental portfolio at Betterhomes skewed higher, averaging AED130,500 ($35,540) for apartments, AED218,000 ($59,379) for townhouses, and AED450,000 ($122,520) for villas. Notably, Jumeirah Village Triangle led the charge for apartment rental growth, increasing by 3.7 percent MoM, while Nad Al Sheba saw the highest villa rental growth at 5.3 percent MoM.

Market Outlook

Rupert Simmonds, Director of Leasing at Betterhomes, remarked on the strength of the rental market, stating: “The rental sector continues to exhibit strong momentum, particularly for apartments, where demand for flexible payment options and well-located units remains elevated.” He went on to note that with over half of lease renewals being retained, tenants display confidence in staying within Dubai’s vibrant rental ecosystem.

As transaction values rise and leasing activity remains buoyant, Betterhomes anticipates that Dubai’s property market will continue to thrive into Q4 2025. The positive outlook is supported by a stable economic environment, robust population growth, and sustained global interest in Dubai real estate, ensuring its pivotal role in the international property landscape.
