Dubai Real Estate Thrives with New Neighborhoods Attracting Buyers

In the dynamic landscape of Dubai real estate, new areas are taking center stage as buyers shift their focus from well-trodden neighborhoods to emerging districts. Locations like Palm Jebel Ali, Dubai South, and Dubai Maritime City are not just gaining attention; they’re spearheading a new wave of residential sales growth that reflects the evolving preferences of today’s property investors and homebuyers.

Emerging Districts Lead the Way

Emerging residential districts such as Palm Jebel Ali, Dubai South, and Dubai Maritime City are fueling the latest phase of growth in Dubai’s property market. According to Metropolitan Premium Properties, the city recorded 200,780 residential transactions worth AED541.5 billion ($147.45 billion) in 2025, representing an impressive 18.9 percent increase year-on-year, as reported by Property Monitor.

While traditional areas like Jumeirah Village Circle and Business Bay continue to dominate in terms of transaction volume, newer neighborhoods are showcasing significant growth potential. Palm Jebel Ali experienced a staggering 244 percent surge in transaction volumes, followed closely by Dubai Islands, which saw growth of 156 percent. Other notable emerging areas include The Oasis (132 percent), Nad Al Sheba (80 percent), La Mer (74 percent), Dubai Water Canal (69 percent), Dubai Maritime City (54 percent), and Dubai South (30 percent).

The data indicates that the upward trajectory in these areas is predominantly driven by off-plan sales, as investors are keen to secure properties in districts that are still under development, benefiting from comprehensive long-term master planning.

Investor Sentiment Shifts

Svetlana Vasilieva, Head of Secondary Sales at Metropolitan Premium Properties, stated: “Investor demand is increasingly concentrating on large-scale, future-facing developments where infrastructure, lifestyle appeal, and long-term supply dynamics support sustained growth.” This shift highlights a growing trend toward new large-scale coastal districts, as buyers position themselves early in Dubai’s next phase of urban expansion.

The secondary market continues to entice end-users seeking immediate occupancy and rental income. Conversely, emerging districts are appealing to investors focused on long-term capital appreciation, setting the stage for a diversified market landscape.

Off-plan Sales Drive Market Expansion

In terms of transaction volume, Jumeirah Village Circle ranked highest with 17,933 transactions at an average price of AED1,102,967 ($300,331). Off-plan transactions constituted 69 percent of this volume. Business Bay followed with 11,874 transactions, averaging AED2,341,979 ($637,707), with off-plan accounting for 73 percent. Dubai South recorded 9,820 transactions at an average of AED2,084,040 ($567,495.7), with an impressive 84 percent coming from off-plan sales.

Other high-traffic areas included Dubai Residence Complex, Motor City, Dubai Science Park, Dubai Production City, Jumeirah Village Triangle, and DAMAC Islands. Collectively, the top five areas represented 26.1 percent of all residential transactions, with off-plan sales exceeding 75 percent of total residential deals in 2025.

Marcus Andersson, Head of Sales – Off-plan at Metropolitan Premium Properties, remarked: “Off-plan remains the driving force of Dubai’s residential real estate market, accounting for over 75 percent of total transactions in 2025, and this momentum is set to accelerate further.” He anticipates that as major developers initiate large-scale projects in 2026 within high-growth corridors like Dubai South and Dubai Islands, off-plan unit sales could increase by approximately 10–15 percent in the coming year.

Vasilieva also noted, “Dubai’s secondary market is set for steady, sustainable growth through 2026. Areas such as Dubai South, Dubai Hills Estate, and Dubai Creek Harbour are increasingly attracting end-users and long-term investors, driven by airport-led development, improved connectivity, and a growing focus on family-oriented communities. These emerging districts will be central to the next chapter of Dubai’s real estate story.”
