Dubais July Real Estate Sales Hit Historic $17.3 Billion

The Dubai real estate market is experiencing remarkable growth, with July 2025 sales soaring to AED 63.6 billion ($17.3 billion). This represents a substantial 27% increase year-on-year and a 24% rise in transaction volume, according to recent insights from Property Finder. As demand for off-plan properties continues to surge, buyers and investors are capitalizing on the flourishing opportunities within Dubai’s vibrant property landscape.

Record Sales and Growing Investor Confidence

The ready segment of the market recorded 1,961 transactions valued at AED 12.2 billion ($3.3 billion). This reflects a remarkable 66% increase in transaction volume and a 56% boost in value compared to July 2024, indicating robust buyer confidence in completed properties. As more investors turn to Dubai real estate, it becomes increasingly clear that the stability of the market is proving attractive to many.

On the other hand, the appetite for off-plan projects is expanding rapidly, presenting unique opportunities for prospective homebuyers and investors alike. With Dubai’s property market booming, these developments continue to draw interest, enhancing the appeal of the Dubai real estate sector.

Prime Demand for New Developments

Across the UAE, interest in newly launched developments has surged by an average of 32% quarterly from Q3 2024 to Q2 2025. While Dubai real estate remains the frontrunner, areas such as Abu Dhabi and Ras Al Khaimah contribute 5% each to this growing demand.

The top 10 communities attracting the most interest predominantly feature nine locations in Dubai:

  • Dubailand
  • Dubai South
  • Jumeirah Village Circle (JVC)
  • Dubai Investment Park
  • Deira
  • Dubai Hills Estate
  • Dubai Creek Harbour
  • Dubai Marina
  • Business Bay

Notably, Al Marjan Island in Ras Al Khaimah stands out as the sole non-Dubai community making the list. This showcases Dubai’s dominance in the real estate market, reinforcing its position as a global real estate hub.

Property Finder’s Role in the Market

Property Finder is stepping up to meet the soaring demand by facilitating access to a comprehensive database of verified new developments. Their New Projects vertical offers 28% more listings than any other portal, providing buyers with an array of options in the bustling Dubai real estate market.

Among the standout developments currently showcased are:

Cherif Sleiman, Chief Revenue Officer at Property Finder, emphasized, “The surge in primary market demand underscores the importance of verified, accessible, and comprehensive information about new projects. With New Projects, we are setting the benchmark for transparency and choice, helping buyers, agents, and developers engage with off-plan real estate in ways that are more informed, more confident, and more successful.”

Understanding the Primary Market

To clarify, the primary market consists of two distinct categories:

  • Primary ready: These are completed properties sold for the first time by developers and licensed brokers.
  • Primary off-plan: These properties are sold before completion, often featuring attractive payment plans and early investment opportunities.

The New Projects platform encompasses both primary off-plan and primary ready developments, ensuring that buyers and investors gain verified access to a diverse array of opportunities in Dubai real estate and beyond. As the market continues to evolve, the demand for both segments shows no signs of slowing down.
