Dubai Real Estate Sales Surpass Two Trillion Dirhams

The real estate market in Dubai has made remarkable strides, surpassing an impressive two trillion dirhams in sales over the past five years. This exceptional figure reflects strong demand and increasing investor confidence within the emirate’s real estate sector. Dubai continues to thrive as a global investment hub, thanks to evolving regulations and favorable market conditions that attract both domestic and international investors.

According to W Capital, a Dubai-based real estate brokerage, total sales within the Dubai real estate market have crossed the two-trillion dirham mark over the last five years. The information provided by the company underscores the resilience of the market and its consistent upward trajectory. Walid Al-Zarouni, Chairman of W Capital, emphasized that Dubai’s real estate sector remains dynamic and robust, benefiting from supportive factors such as mature regulations and responsive governance that quickly address both local and global developments to stimulate real estate investment.

Al-Zarouni noted a clear upward trend in the real estate market over the past five years, revealing that total sales reached two trillion dirhams. Sales surged from 149 billion dirhams in 2021 to 265.5 billion dirhams in 2022, further increasing to 401 billion dirhams in 2023, culminating in a remarkable 522.36 billion dirhams in 2024 and 682.6 billion dirhams in 2025. These figures, compiled by Dubai’s Land Department, illustrate the increasing momentum within the market.

The diversity of demand in Dubai’s real estate market—comprising both local and foreign investors—has significantly contributed to the sustained sales momentum. Al-Zarouni highlighted how government incentives, long-term residency programs, and advanced infrastructure have enhanced Dubai’s appeal as a global investment center in the real estate sector. He noted that the exceptional sales figures reflect a fivefold increase compared to 2021, pointing to the robust and sustainable dynamics of the market and reaffirming Dubai’s status as a leading city for living, working, and investing.

Additionally, the number of property transactions surged by over 38% year-on-year in 2025, reaching approximately 214,900 transactions—a historic high compared to the 180,860 transactions recorded in 2024. The momentum continues, as projections for 2026 are promising. Al-Zarouni confirmed that the market’s performance indicators reinforce confidence in Dubai’s ability to meet the goals of the Dubai Real Estate Initiative 2033, which aims to achieve a total annual real estate transaction value of one trillion dirhams. The surpassing of sales numbers exceeding 919 billion dirhams in 2025 lends credence to this optimism.

Looking ahead, Al-Zarouni anticipates an increased focus on sustainable and smart projects, with rising demand for integrated communities that balance quality of life with investment returns. He predicts that the Dubai real estate market will continue to demonstrate balanced performance throughout 2026, supported by ongoing foreign investments, stable regulations, and escalating real demand for ownership within the sector.
