Dubai‘s real estate industry has reached a historic milestone, achieving its highest quarterly sales in Q2 2025, with total transactions soaring to AED 184.3 billion (approximately $50.2 billion). This remarkable achievement, noted by Property Finder, emphasizes Dubai’s reputation as a premier global property market amidst various economic challenges.
The second quarter of 2025 witnessed an impressive 53,252 property transactions, reflecting a robust 22 percent increase in volume and a staggering 49 percent rise in value compared to the previous year. This unprecedented performance establishes Q2 2025 as the most successful quarter in the history of Dubai’s real estate sector.
This achievement builds upon a strong start to the year and highlights Dubai’s enduring appeal and resilience as a leading destination for real estate investment, even in the face of global economic uncertainties.
Record-Breaking Performance in Existing Properties
The surge in Dubai’s real estate market was predominantly driven by the existing property segment, which reported remarkable statistics:
- 22,975 transactions, an increase of 33 percent from Q2 2024
- A total value of AED 115.5 billion ($31.5 billion), experiencing a 62 percent year-on-year growth
This segment now represents 43 percent of overall market activity, highlighting a significant upward trend. Additionally, property values surged by 32 percent while transaction volumes climbed 15 percent compared to the previous record peak.
This performance can be attributed to a growing trend among residents moving from renting to ownership due to escalating rental prices and increased interest in long-term investments.
Cherif Sleiman, Chief Revenue Officer of Property Finder, stated: “What continues to set the UAE apart is proactive governance, including agile policy making, updated licensing protocols, and tighter regulation around agent conduct and property advertising, all of which contribute to greater transparency, investor confidence, and robust sectoral performance.”
Sleiman added, “As our data shows, the diversity of options in the property market today, especially across apartments, villas, and townhouses, reflects a healthy and active ecosystem, particularly in segments like villas and townhouses that have historically faced supply constraints.”
He further emphasized, “This balance between demand and inventory signals market maturity rather than oversupply.”
Off-Plan Property Sales Surge
Off-plan real estate sales also achieved impressive figures in Q2 2025:
- Total value reached AED 68.8 billion ($18.8 billion), marking a 31 percent year-on-year increase
- 30,277 transactions, reflecting a 16 percent growth
Off-plan sales constituted 57 percent of all transactions during this quarter, underscoring sustained demand and long-term investor confidence in Dubai’s development pipeline as well as its regulatory stability and global allure.
Sleiman also commended the launch of Dubai’s First-Time Home Buyer Program, expressing enthusiasm about its potential impact. He remarked, “We’re especially energized by the launch of the First-Time Home Buyer Program, which aligns with Property Finder’s mission to ‘change living for good’ and empowers residents to move from renting to owning.”
