Dubai Property Sales Surge 34% Amid Investor Worries

The real estate landscape in Dubai is witnessing unprecedented momentum, with property sales surging by an impressive 34%, totaling $121.2 billion. This remarkable increase in the Dubai property market has raised some eyebrows, especially with warnings from Firas Al Msaddi, CEO of fäm Properties, about potential slowdowns that could deter investors. As the market evolves, understanding the dynamics driving such growth becomes crucial for both current and prospective investors.

Missed Opportunities in a Robust Market

Many investors who hesitated to enter the Dubai property market amid fears of a slowdown have likely missed significant opportunities for growth. According to Al Msaddi, “Bidding on reports of a slowing market has resulted in a massive opportunity being lost for those who fell for it.” He emphasizes that the market has consistently demonstrated resilience, with Dubai recovering more rapidly and robustly than other global cities during economic downturns.

“Dubai has bounced back stronger and faster than any other city in the world since the 2009 global financial crisis and the COVID pandemic, highlighting the city’s exceptional resilience,” Al Msaddi stated. This resilience has reassured many investors that engaging in the market is still a sound decision.

Indicators of Healthy Growth

Despite a natural deceleration compared to the unprecedented growth rates of 2021 and 2022, Al Msaddi interprets this as an indicator of a sustainable market rather than a decline in momentum. He noted, “The first eight months of this year have seen off-plan sales rise by 25 percent and resale by 13 percent, which is a rock-solid indication of a market that remains firmly on an upward trend.” These figures reflect a vibrant environment, reinforcing the notion that cautious investors could be missing out.

Crucially, Al Msaddi pointed out that the attraction of high-quality projects continues to draw buyers. He remarked, “Where people go wrong is by investing in poorly designed developments, whether a luxury villa or a tower. Not surprisingly, these projects will not sell quickly.” The market rewards well-crafted developments, as they tend to sell out rapidly, indicating healthy demand.

Diverse Investor Base and Sustained Demand

Another key observation from Al Msaddi is the increasing diversity of Dubai’s investor base. Interest is thriving from various regions, including India, China, the EU, and the Middle East. He states, “This broadens the market’s foundation and reduces reliance on any single nationality, strengthening long-term stability.” This diversification is vital for sustaining demand, especially as the city continues to attract foreign investments.

Several factors contribute to this sustained demand, which Al Msaddi outlines for the upcoming years: inflows of regional investment, the global strength of the Dubai brand, luxurious branded residences appealing to high-net-worth individuals, and the market’s transparency drawing in institutional investors. Foreign developers are also playing a crucial role in this ecosystem, bringing loyal clients from their home markets.

Record Sales and Future Outlook

According to DXBinteract data, sales in Dubai reached AED445 billion (approximately $121.2 billion) by the end of August 2025, marking a 33.9% increase in value year-on-year. Moreover, the volume of transactions rose by 21.8%. This trend follows a record-breaking year in 2024, where the market experienced peak transactions of 180,900 deals valued at AED522.1 billion ($142.2 billion).

Al Msaddi concluded with optimism, stating, “Dubai does not settle and does not sleep. The city’s global branding and marketing strategies are now a benchmark model worldwide. These efforts, combined with ongoing population growth, underpin sustained demand.” With the current trajectory, 2025 is expected to outperform last year’s remarkable sales figures, indicating a future driven by sustainable, long-term growth.
