Dubai Property Sales Surge 34% Amid Investor Concerns

In a remarkable surge, Dubai property sales have soared by 34%, reaching an impressive $121.2 billion, illustrating the emirate’s resilience and appeal for investors. However, concerns linger over a potential slowdown, as highlighted by Firas Al Msaddi, CEO of fäm Properties, who warns that those who hesitated due to these fears may have overlooked significant market opportunities. This dynamic landscape raises important questions about the sustainability of growth amid varying investor sentiments.

Missed Opportunities Amid Growth

According to Al Msaddi, investors who hesitated during forecasts of a downturn in Dubai’s real estate sector have missed major opportunities for gains. He pointed out that the market has entered new phases of growth and development, which may have gone unnoticed by cautious investors. “Bidding on reports of a slowing market has resulted in a massive opportunity being lost for those who fell for it,” emphasized Al Msaddi.

He further remarked on Dubai’s remarkable resilience over the years: “Dubai has bounced back stronger and faster than any other city in the world since the 2009 global financial crisis and the COVID pandemic, highlighting the city’s exceptional resilience.” This resilience has translated into a thriving property market, yet apprehensions about a slowdown remain palpable among potential investors.

A Robust Real Estate Landscape

Al Msaddi noted that while growth has naturally slowed compared to the record-breaking pace of 2021 and 2022, this trend reflects a healthy and sustainable market rather than a loss of momentum. He highlighted compelling transaction data indicating the market remains strong this year. “The first eight months of this year have seen off-plan sales rise by 25 percent and resale by 13 percent, which is a rock-solid indication of a market that remains firmly on an upward trend,” he stated.

High-quality projects continue to captivate buyers’ interest. “Where people go wrong is by investing in poorly designed developments, whether a luxury villa or a tower. Not surprisingly, these projects will not sell quickly,” he explained. In contrast, well-designed properties are selling out rapidly, reflecting genuine demand in a rational market.

A Diverse and Growing Investor Base

Al Msaddi emphasized that Dubai’s investor base is more diverse than ever, attracting strong interest from regions such as India, China, the EU, and the Middle East. This diversification broadens the market’s foundation and diminishes reliance on any single nationality, thereby enhancing long-term stability. “This broadens the market’s foundation and reduces reliance on any single nationality, strengthening long-term stability,” he noted.

Furthermore, several factors are driving sustained demand heading into 2025, including:

  • Regional investment inflows
  • The global strength of the Dubai brand
  • Branded residences appealing to millionaires and billionaires
  • Market transparency attracting institutional investors
  • Foreign real estate developers bringing loyal clients from home markets

Recent data from DXBinteract indicates that property sales for the year ending August 2025 surged by 33.9 percent in value, totaling AED445 billion ($121.2 billion), and achieved a 21.8 percent increase in transaction volume. This growth trajectory follows significant milestones in 2024, when transactions peaked with 180,900 deals worth AED522.1 billion ($142.2 billion).

Al Msaddi concluded by affirming that Dubai’s long-term strategy remains crucial for sustained growth: “Dubai does not settle and does not sleep. The city’s global branding and marketing strategies are now a benchmark model worldwide. These efforts, combined with the ongoing population growth, underpin sustained demand.” He expressed optimism about the future, predicting that “the trajectory we’re seeing, with 2025 expected to beat last year’s record real estate sales, points to sustainable, long-term growth.”
