The Dubai Municipality has recently announced a significant update to the planning system for the Al Satwa area. This initiative aims to expand land development options and facilitate a more diverse range of residential and commercial uses tailored to the area’s specific location and characteristics.
New Planning Incentives
Among the key features of the updated system are enhanced planning incentives for plots measuring 1,000 square metres or more. Developers will have the option to consolidate adjacent parcels in line with established procedures. These changes are designed to stimulate growth and encourage efficient land use within the community.
Development Potential
Eligible plots that meet the defined criteria will now allow for the construction of one commercial ground floor and up to eight residential floors. The floor area ratio will reach a maximum of 3.5, providing developers with greater flexibility in designing their projects.
