Dubai Holding Real Estate Expands Ambitious d3 Growth Plans

As Dubai continues to develop its creative landscape, the expansion of the Dubai Design District, commonly referred to as d3, represents a significant step forward. Leaders at Dubai Holding Real Estate emphasize that “demand is very healthy,” and the latest updates reveal ambitious plans designed to cater to both residents and visitors, focusing on sustainability, walkability, and a vibrant lifestyle aligned with creative industries.

“Demand is very healthy,” said Khalid Al Malik, chief executive officer of Dubai Holding Real Estate, during a press briefing. He noted that the demand for properties in the region has been “improving year on year” and remains strong post-pandemic.

The expansion plan includes a refreshed master plan for d3 and the introduction of The Edit at d3, a residential development featuring three towers with views of Dubai Creek and the nearby Ras Al Khor wildlife sanctuary.

Positioned strategically between Downtown Dubai, Business Bay, and Dubai Creek, d3 is envisioned as a vibrant, walkable community tailored to those in design, fashion, art, and related fields, while also appealing to a wider luxury housing market.

Al Malik expressed the goal of creating a self-sufficient area where residents can live, work, and relax without needing to leave. “The idea is to have a very integrated destination where people can live, work, innovate, and play in one area,” he commented. “In the future, you really don’t need to leave the space.”

Designing the d3 Masterplan

The master plan outlines d3 as a multi-zoned district, including five key areas: a creekside residential and leisure zone; a Soho cultural hub featuring venues and exhibitions; a Mindspace sector for studios and creative offices; a Sanctuary wellness area dedicated to parks and walkability; as well as the existing Design Quarter office complex.

The design prioritizes pedestrian-friendly pathways and cycling routes, integrating shaded walkways while minimizing car traffic. This approach reflects the broader initiative among Dubai developers to enhance wellness, sustainability, and overall livability in new urban settings.

Al Malik confirmed that sustainability is a core principle of the design process, with the aim of achieving LEED certification for the community. “We decided from the beginning to aim for a LEED certificate,” he stated. “That demands that sustainability, efficiency, and wellness have to be embedded in the design, and at the end, you have to deliver on those policies.”

This commitment to eco-friendly construction extends to all buildings within d3, including The Edit and upcoming residential phases, which will adhere to the sustainability and energy efficiency guidelines established in the master plan.

The Edit at d3 aims to provide over 550 homes across its three towers, offering a variety of one- to four-bedroom apartments, including luxury penthouses. The development will feature amenities such as shared workspaces, wellness facilities, swimming pools, and landscaped terraces, with completion expected around 2030.

This launch builds on the success of Atélis at d3, a high-rise residential tower that set a precedent for waterside living in the district.

Al Malik suggested that recent launches illustrate a robust appetite for residential options in central locations of Dubai, particularly those with unique offerings. “People love to be there,” he remarked, emphasizing d3’s strategic advantages, including proximity to commercial and cultural hubs.

Although Al Malik refrained from disclosing specific investment figures related to the d3 expansion, he emphasized the importance of quality delivery over mere numbers. “I understand the subject of investment, but we really focus on delivery, on complying with standards, and on making sure that the quality we put forward is delivered,” he noted.

Long-term Vision Drives d3 Development

Despite not announcing a total investment amount, Dubai Holding Real Estate has previously disclosed multi-billion-dirham construction contracts associated with d3, including those for the Design Quarter, which is currently under development.

According to Al Malik, the residential mix will appeal to a diverse range of buyers with varying preferences, but pricing will reflect the desirable central location and innovative design. “There are different customers, different appetites,” he explained, highlighting the range of unit sizes available.

He also pointed out that providing a specific completion date for the entire master plan is challenging, as the expansion will roll out in phases based on market demand, infrastructure readiness, and regulatory conditions. “We always focus on how to build it right, rather than allocating a specific time frame,” he added. “This kind of project is very detailed and very complex.”

Al Malik reiterated that Dubai Holding Real Estate aims to sequentially deliver projects rather than commit to a fixed completion date for the entire district. “We push ourselves to deliver one after the other as we announce them,” he stated.

The d3 expansion aligns with Dubai’s aspiration to become a regional epicenter for creative industries. With government initiatives in place, the city aims to enhance the contributions of design, culture, and innovation to its economy over the next decade.

For Dubai Holding Real Estate, the overarching focus remains on developing a district that can support long-term demand rather than merely reacting to short-term market fluctuations. “This is about building a destination that adds value, not just to us, but to the city,” Al Malik emphasized.
