Dubai Attracts 1288 Ultra-Wealthy Investors in Luxury Real Estate

Dubai continues to emerge as a captivating destination for ultra-wealthy individuals, attracting 1,288 high-net-worth individuals seeking luxurious real estate investments. This growing trend reflects the city’s appealing blend of low tax policies, high-quality living standards, and a competitive legal framework, making it an attractive hub for both primary residences and second homes. The strategic advantages offered by the UAE, combined with its reputation for luxury and security, are solidifying its status as a premier location for property investment.

Recent findings from the “Luxury Housing 2025” report by Altrata, in conjunction with Realm Network, highlight Dubai’s entry into the top ten cities outside the United States for affluent individuals purchasing second homes. A remarkable 1,288 people, each with fortunes surpassing $30 million, own exquisite properties in Dubai. They are capitalizing on a favorable tax environment, the proliferation of globally recognized residential projects, and the Golden Visa initiative that has significantly boosted the region’s appeal for wealthy buyers. This surge in property ownership has also led to an increase in property values over recent years.

Abu Dhabi has also been making strides in attracting affluent residents, welcoming over 1,100 wealthy individuals, predominantly male (representing 93%) and generally younger compared to their counterparts in traditional wealth centers. The sectors they represent are diverse, including construction, engineering, and finance. This increasing diversity showcases the multifaceted appeal of Abu Dhabi as a thriving hub for investment and residence.

The emirate boasts upscale real estate projects in attractive locations like Saadiyat Island, alongside major tourism developments, such as the planned Disneyland Resort on Yas Island. The strategic investments being made in high-end infrastructure and leisure projects further enhance Abu Dhabi’s allure to high-net-worth individuals.

Globally, London remains the top city outside the U.S. for owning second homes, with a total of 9,221 wealthy owners. It is followed closely by Beijing, Hong Kong, and Singapore, while Miami leads the overall rankings with 13,211 owners of second properties. The criteria for selecting these cities include their tax environments, political stability, quality of life, infrastructure, and proximity to business centers, all backed by data from Wealth-X and Real Capital Analytics, which provide in-depth information on around 480,000 high-net-worth individuals worldwide.

The findings reflect a robust trend towards property investment among the wealthy in the UAE, with Dubai attracting an impressive 1,288 ultra-wealthy buyers eager to secure luxurious residences. This trend signifies not only the city’s allure as a lifestyle choice but also its ongoing evolution as a global investment powerhouse.
