In a significant move to enhance maritime connectivity and support regional trade, DP World Kochi has launched a new shipping service named “MGR IFR.” This service aims to establish a direct link between key Indian ports and ports in the UAE, Oman, and Yemen, thus augmenting maritime transport options and facilitating smoother trade flows between India and Gulf markets.
New Service Details
The MGR IFR service will operate bi-weekly voyages connecting Kochi port in Kerala and Jawaharlal Nehru Port “Nhava Sheva” in Maharashtra with the ports of Fujairah and Sohar in Oman, as well as Aden in Yemen. The route follows a circular trajectory, beginning in Kochi and passing through Nhava Sheva, Fujairah, Sohar, Aden, before returning to Kochi.
This new service will deploy two container vessels, “Marsa Virgo” and “Marsa Zenith,” each with a capacity exceeding 500 Twenty-foot Equivalent Units (TEUs) per voyage. The inaugural visit of Marsa Virgo saw it docking at the international container transshipment terminal of DP World in Kochi, where over 1,000 TEUs were handled, marking a successful start.
Trade Growth through Enhanced Connectivity
The launch coincides with a notable increase in container traffic at Kochi port, which handled approximately 381,000 TEUs from April to August of the financial year 2026-2027, representing an annual growth of 18.53%. Notably, August alone recorded a remarkable handling of 97,952 TEUs, demonstrating a 51% increase compared to the same month last year.
This new shipping service provides exporters and importers in South India with a direct connection to various markets and commercial hubs in the Middle East, bolstering trade activity and facilitating access to global transport networks through regional ports.
Significance of Fujairah and Alternative Trade Routes
The route adds a new maritime pathway to the container network between India and the Gulf region, offering companies broader options for supply chain management and shipment distribution. Fujairah emerges as a key stop on this new route, with the Gulf ports included in the service being positioned outside the Strait of Hormuz. This provides an alternative maritime trade route amid increasing interest from companies in diversifying transport options and reducing reliance on specific corridors.
With the MGR IFR service, DP World enhances its maritime network by linking rapidly growing Indian container ports with major maritime centres in the UAE, Oman, and Yemen, thereby strengthening commercial and logistical connections between India and regional markets.
Emirate’s Strategic Shift in Logistics
In related developments, CBRE Middle East, a globally leading commercial real estate services firm, has released a report highlighting the continued strong demand from tenants and significant government investments in infrastructure within the UAE’s industrial and logistics sectors. The report indicates that disruptions experienced in shipping routes via the Strait of Hormuz have accelerated the UAE’s shift towards a more diverse and flexible logistics network, bolstering its position as a leading logistics and distribution hub in the region amid continued investor confidence.
Infrastructure and Investment in the Industrial Sector
The UAE’s industrial market is founded on robust structural foundations, featuring supply chain diversification, local manufacturing initiatives, and major transportation infrastructure projects, even amidst a noted shortage of high-quality warehouses available for leasing. The nation has intensified efforts to enhance trade connectivity by expanding east coast ports such as Fujairah and Khor Fakkan, alongside developing rail infrastructure and freight corridors, thereby reducing reliance on traditional maritime routes and enhancing the long-term logistics capacity.
Government initiatives have played a pivotal role in supporting the sector through customs exemptions, support packages for small and medium enterprises, incentives for local manufacturing, and strategic investments in logistics infrastructure. This focus has contributed to maintaining trade flows and improving operational efficiency.
This momentum is reflected in the sustained appetite of investors throughout the year, culminating in an announcement of industrial investments amounting to AED 48.5 billion during the “Make it in the Emirates 2026” forum. Additionally, there are plans for large-scale logistics projects and warehouse developments in Khalifa Industrial City (KIZAD), Jebel Ali Free Zone (JAFZA), and National Industries Complex.
Rental Market Trends in Abu Dhabi and Dubai
In Abu Dhabi, average industrial rental prices have increased by 6.0% year-on-year during the third quarter of 2026, driven by ongoing demand and limited supply. KIZAD and Abu Dhabi Industrial City have witnessed strong leasing activity, with tenants competing for limited high-quality spaces, benefiting from growth in foreign direct investment.
Conversely, Dubai has experienced even more robust performance, with industrial rental rates soaring by 12.3% year-on-year. Key areas such as Dubai Investment Park, Dubai Industrial City, National Industries Complex, and Dubai South have seen notable growth as companies seek strategic distribution facilities, granting landlords increased pricing power due to the scarcity of prime spaces.
Matthew Green, Head of Research at CBRE Middle East and North Africa, emphasised the strategic importance of the industrial and logistics sector in the UAE. He noted that while regional disruptions have posed operational challenges for many firms, they have also accelerated investment and reshaped the country’s logistics landscape through port expansions, rail enhancements, and new manufacturing capabilities. Green concluded by asserting that many current investments transcend present geopolitical circumstances, reflecting long-term confidence in the UAE’s market, which stands poised to benefit from the next phase of economic growth and supply chain diversification as infrastructure continues to evolve.
