Saudi real estate developer Dar Global has unveiled an ambitious $12.5 billion growth plan that encompasses substantial projects in major cities, expanded financing options, and a new financial services arm based in the Dubai International Financial Centre (DIFC). This strategic initiative promises to elevate the company’s development pipeline while positioning it as a dynamic player in the evolving landscape of the region’s real estate market.
The company has made significant strides, securing new joint development agreements along with pivotal land acquisitions for large-scale projects in Riyadh and Jeddah, collectively boasting a gross development value (GDV) of $4.8 billion.
Major Projects Shaping the Future
In Riyadh, Dar Global has acquired development rights for a major integrated scheme valued at $2.8 billion, supported by a $300 million partial land acquisition. This project is set to include luxurious villas, state-of-the-art amenities, and a world-class golf course, positioning it as an attractive destination for affluent buyers.
Meanwhile, in Jeddah, the developer is moving forward with a landmark mixed-use project on one of the city’s most significant land parcels, worth an estimated $1.95 billion. This development will encompass a luxury hotel and vibrant residential communities, reflecting the growing demand for premium real estate in the region.
According to Dar Global, these ambitious initiatives align with Saudi Arabia‘s rapid economic transformation, increased foreign ownership, and sustained consumer interest in high-end properties.
Enhanced Financing for Future Growth
To further bolster its liquidity position, the company has increased its Litmus financing facility from $275 million to $440 million, introducing an additional $165 million in available capital. This facility, underwritten by Emirates NBD and supported by banks such as ADCB, FAB, and Zand Bank, will significantly enhance the company’s ability to accelerate project delivery while allowing for new investments across regions, including the Middle East, Europe, and North America.
Diversifying Revenue through Financial Services
In a strategic move to diversify its revenue streams, Dar Global is also acquiring a licensed financial services platform within the DIFC. This acquisition positions the company for immediate regulatory readiness to offer a suite of services, including asset management, investment banking, and advisory services. By establishing this platform, Dar Global aims to create investment vehicles that attract both institutional and private capital.
The DIFC-based subsidiary is set to operate independently, providing Dar Global the opportunity to channel international investments into expansive real estate ventures while minimizing risk exposure.
Leadership’s Vision for the Future
Ziad El Chaar, CEO of Dar Global, commented on this pivotal moment for the company, stating: “These milestones mark an important inflection point for Dar Global. In Saudi Arabia, we are delivering landmark projects in prime locations and looking to bring in more overseas investment as the Kingdom opens up.”
He emphasized the significance of the enhanced financing facility, highlighting its potential to strengthen the company’s balance sheet for larger growth opportunities. El Chaar explained, “Together, these initiatives reflect not just confidence in our strategy, but also the unique position we occupy as a bridge between high-growth markets and international investors. We look forward to providing further updates on these exciting initiatives as they progress.”
