Ajman Real Estate Surges to $113M Amid Golden Visa Demand

The recent uptick in real estate valuations in Ajman clearly indicates the ongoing impact of the UAE Golden Visa initiative. In August, the emirate recorded a total of 155 real estate valuation transactions, amounting to over AED 414.2 million ($113 million), as reported by the Department of Land and Real Estate Regulation. This surge reflects the increased interest in Ajman’s property market, particularly as the Golden Visa continues to attract both local and international investors.

According to Omar bin Omair Al Muhairi, Director-General of the Department, the valuations included a diverse array of residential, commercial, and industrial properties throughout Ajman. The residential sector was notably prominent, with valuations reaching AED 168 million ($45.7 million), while commercial properties followed closely behind at AED 158.7 million ($43.2 million).

Valuations across Various Sectors

Al Muhairi elaborated that the valuation transactions also encompassed personal assessments, court requests, and institutional evaluations, many of which are connected to the UAE’s long-term golden residency permits for investors. Specifically, there were 107 transactions related to these permits, contributing a noteworthy AED 177.85 million ($48.3 million) to the overall figures. This trend underscores the significant role that the UAE Golden Visa plays in driving demand within Ajman’s real estate sector.

Ongoing Market Momentum

The recent statistics not only highlight the vibrancy of Ajman’s property market but also point to sustained momentum fueled by various factors, including residential demand and commercial activities. The ongoing allure of the UAE Golden Visa program serves as a pivotal attraction for prospective investors, enhancing the emirate’s appeal and contributing to a stronger real estate market. As the market continues to evolve, stakeholders are optimistic about the future growth trajectory.

The latest figures reflect a broader trend in the region, where economic stability and growth potential continue to attract investors. The positive developments in Ajman’s real estate valuations in August reveal how the UAE Golden Visa boost is intricately linked to the overall health of the property sector. The vibrant market conditions serve as an encouraging sign, suggesting a dynamic future for real estate in Ajman driven by sustained investment interest.
