In August, Ajman’s real estate market experienced a significant boost, driven largely by interest in the UAE’s Golden Visa program. The total valuations for the month reached an impressive $113 million, reflecting robust engagement from both local and international investors. This surge not only signifies a stabilizing property market but also underscores the attractiveness of Ajman’s real estate opportunities, particularly for those seeking long-term residency through the Golden Visa.
Ajman reported completing 155 real estate valuation transactions in August, with a total value exceeding AED414.2 million ($112.7 million), according to the Department of Land and Real Estate Regulation.
Omar bin Omair Al Muhairi, Director-General of the Department, stated that the valuations encompassed a diverse range of properties, including residential, commercial, and industrial sectors.
Residential properties dominated the landscape, representing the largest segment with valuations totaling AED168 million ($45.7 million), followed closely by commercial properties valued at AED158.7 million ($43.2 million).
UAE Golden Visa Fuels Property Trends
He further emphasized that the August report also reflected personal valuations, court and institutional requests, as well as property valuations associated with long-term golden residency permits for investors.
These specific transactions numbered 107, with a cumulative value of AED177.85 million ($48.3 million). The influence of the UAE Golden Visa on Ajman’s real estate landscape is evident, as it plays a critical role in attracting both regional and international investors.
The figures highlight continued momentum in Ajman’s property market, supported by a blend of residential demand, commercial activity, and ongoing investments that are intricately linked to the growing interest in the UAE’s Golden Visa initiative.
As Ajman continues to develop its real estate sector, the synergy between market activity and residency options provides a promising outlook for the future. The renewed enthusiasm for property investments, fueled by the appeal of the UAE Golden Visa, suggests that Ajman may be on the verge of further growth in its real estate valuations in the coming months.
