The Abu Dhabi real estate boom is anticipated in 2026, with projections indicating that off-plan sales will surpass AED120 billion ($32.7 billion). This surge is fueled by a resurgence of buyer confidence and a notable increase in demand for off-plan properties, supported by a strong pipeline of new developments. As the market evolves, both end users and long-term investors are expected to play a crucial role in shaping its future.
Market Dynamics Shifting Towards Sustainable Growth
The residential property market in Abu Dhabi is undergoing a significant transformation. According to Metropolitan Capital Real Estate, there is a discernible shift from short-term speculative investments to a focus on end users and long-term investors. This change is supported by infrastructure expansion, stabilizing prices, and a more mature investor demographic.
“Abu Dhabi’s property market is entering a more mature phase of growth,” stated Evgeny Ratskevich, chief executive of Metropolitan Capital Real Estate. He emphasizes that the market will be driven more by genuine demand rather than speculation. As residents prioritize stability, quality of life, and predictable returns, the combination of disciplined pricing and limited supply in prime locations is set to create a sustainable outlook across various segments.
Off-Plan Sales as a Catalyst for Growth
Off-plan properties are anticipated to be the primary catalyst for growth in the coming years. Forecasts suggest an impressive year-on-year increase in unit sales within this segment, ranging from 20-50% compared to 2025. Total off-plan sales are predicted to reach between AED120-140 billion ($32.7-38.12 billion). Approximately 11,000 residential units are set for delivery, reviving market activity following a slowdown in early 2025.
This rebound can be attributed to factors such as realistic pricing, improved payment schemes, population growth, and enhanced connectivity throughout the emirate. Major infrastructure projects are also helping to foster lasting buyer confidence in the market.
Demand for off-plan properties is primarily focused on both established and emerging lifestyle hotspots, including Yas Island, Al Reem Island, Al Ghadeer, Masdar City, Saadiyat Island, and the Marina District. These areas continue to attract buyers due to their connectivity, amenities, and long-term investment potential. While off-plan prices are expected to see a modest increase of 3-6% during 2026, this growth reflects market stabilization rather than rapid appreciation.
Secondary Market and Emerging Buyer Preferences
In the secondary market, resale prices for properties in key Abu Dhabi neighborhoods are projected to rise by 3-5%. Apartment prices are forecasted to average between AED1,130-1,365 per square foot. Transaction volumes are expected to increase by 10-20%, supported by high demand for ready-to-move-in homes and limited supply in this segment.
Buyer trends are increasingly favoring larger apartments, villas, and townhouses in well-established communities equipped with strong infrastructure, schools, and transport links. This trend reflects a growing desire for more spacious living accommodations.
The ultra-luxury market remains robust, demonstrating stable to modest growth in both sales and rents. The highest demand is expected for waterfront villas on Saadiyat and Yas Islands, high-rise penthouses, and mansions in gated communities, driven by limited supply and the reputation of Abu Dhabi as a safe, stable haven for preserving long-term wealth.
