Abu Dhabi‘s real estate market is experiencing a notable resurgence, particularly in its secondary sales, which exceeded $555 million in the second quarter of 2025. The increase in resale transactions points to a robust demand for properties throughout the emirate, with significant price growth emerging across various communities. As the market expands, previously overlooked areas are now participating in this trend, showcasing a diversified property landscape that appeals to a wide array of buyers.
In Q2 2025, Abu Dhabi’s secondary real estate sector recorded a total of 967 resale transactions, amounting to over AED 2.04 billion ($555 million). This surge in activity reflects a deepening market demand and a significant uptick in property values across diverse neighborhoods.
According to the latest report from Crompton Partners Real Estate, price increases are not limited to traditional high-end locales. Areas such as Reem Island and Al Reef, which were once overshadowed by more prominent districts, are now enjoying considerable price escalations. Meanwhile, established regions like Yas Island, Raha Beach, and Ghadeer are witnessing some of the highest growth rates in the market’s history.
Key Areas on the Rise
The report highlights significant trends within the Abu Dhabi real estate market:
- Al Reem Island led with 434 transactions valued at AED 775 million ($211 million).
- Al Reef 2 recorded the highest annual turnover rate at 28%, indicating strong demand.
- Communities like Noya, Viva, and Luma on Yas Island experienced an impressive 47% price increase year-on-year.
- Ghadeer Phase 1-Villas saw a surge of 35%, while Reef 2 and Bandar at Raha Beach experienced increases of 33% and more than 30%, respectively.
Ben Crompton, Managing Partner at Crompton Partners, remarked on the positive momentum in Abu Dhabi’s market: “The Abu Dhabi market continues to go from strength to strength in Q2 2025. What we’re beginning to see now is a more broad-based improvement. Abu Dhabi seems to be the flavor of 2025.” He further noted, “Areas that had lagged in previous cycles, like Reem Island and Al Reef, are now catching up with impressive double-digit gains, while established hotspots on Yas Island, Raha Beach, and Ghadeer continue to deliver 20% to 30% increases.”
Diverse Property Options
The analysis indicates a remarkable diversity within the Abu Dhabi real estate market, where price points vary widely:
- Reef 1 apartments are priced around AED 7,585 per sqm ($2,064).
- At the other end of the spectrum, properties in Mamsha reach AED 48,404 per sqm ($13,174), establishing it as the most expensive area in the secondary market.
This wide-ranging price variability illustrates what Crompton refers to as “the most diverse property landscape Abu Dhabi has ever seen.” Buyers can find a range of options, including:
- Affordable studios on Reem Island for first-time purchasers.
- Family-oriented townhouses in Al Reef and Ghadeer.
- Luxury ten-bedroom villas on the beachfronts of Saadiyat and Yas Islands.
Crompton elaborated, stating: “Buyers can choose anything from ten-bedroom luxury seafront villas on Saadiyat and Yas Islands, designed with private beach access and high-end finishes, to practical, well-located studios on Al Reem Island, perfect for first-time buyers or investors seeking strong rental yields.” He also noted, “Family-friendly townhouse communities in Al Reef and Ghadeer are offering space and value with double-digit growth. Vibrant hubs like Raha Beach and Marina Square deliver modern apartments in established neighborhoods with all amenities on the doorstep.”
A notable trend emerging from the report is that very few communities experienced price growth below 10%. This pattern mirrors the previous property surge observed in Dubai during 2022-23, indicating a growing confidence in Abu Dhabi’s resale market and a more widespread uplift than seen in earlier quarters. As the emirate continues to innovate and expand, its real estate market presents opportunities for every type of buyer, reinforcing Abu Dhabi’s status as a premier investment destination.
