Sharjah Real Estate Transactions Reach 436 Million in 2025

In a remarkable boost for the Sharjah real estate sector, transactions in the Central and Eastern Regions skyrocketed by 143% during the first half of 2025, totaling AED1.6 billion. This surge highlights growing investor confidence in the region’s property market and signifies favorable conditions for both buyers and sellers. With the total transaction volume reaching AED436 million, the strong upward trend is indicative of robust economic health and strategic infrastructure developments in the emirate.

Record-Breaking Transactions in Sharjah

According to the Real Estate Transactions Report from the Sharjah Real Estate Registration Department, the emirate witnessed 12,346 transactions across 22 million square feet of sales area during this period. “The exceptional growth in real estate transactions across the Central and Eastern Regions during the first half of 2025 indicates increasing investor confidence in the real estate market throughout the cities and areas of Sharjah,” stated Omar Al-Mansouri, Director of the Branches Department at the Sharjah Real Estate Registration Department. This optimism is attributed to several factors, including critical infrastructure projects and strategic investment incentives established by the Sharjah Government.

Central Region Leads the Way

The Central Region emerged as a standout performer, contributing AED1.1 billion to the total transaction value, representing 4.2% of the emirate’s overall real estate trading value. “We have observed a strong increase in demand for property ownership in the Central and Eastern regions. This growth is the result of continued improvements in living standards and the rollout of smart services,” Al-Mansouri noted. The rise in real estate transactions is a clear indicator of shifting investment trends towards these high-potential areas, with the Central Region recording 493 sales transactions across 39 areas amounting to AED477.9 million.

Comprehensive Insights on Regional Performance

Khorfakkan, following closely, reported transactions valued at AED294.8 million, accounting for 1.1% of the overall market. The city saw 126 sales transactions spanning 24 areas, predominantly in the Al-Harai Industrial and Al-Harai Commercial areas. Meanwhile, Kalba recorded AED117.9 million through 100 transactions in 26 areas, with a significant portion occurring in the Al-Tarif 5 area. Similarly, Dibba Al-Hisn reported seven transactions worth AED6.6 million, illustrating the diverse opportunities available across the emirate.

Mortgage Transactions Show Strong Activity

The overall mortgage activity in the Central and Eastern Regions also showcased significant movement, with total mortgage transactions reaching AED178 million through 215 deals. The breakdown included 76 mortgages in Kalba, 68 in Khorfakkan, and 65 in the Central Region, highlighting robust demand for financing as well. Initial sales contracts reflected a strong market with 581 contracts summing up to AED732 million, of which 520 were registered at the Central Region branch.

The substantial increase in Sharjah real estate transactions not only signifies a recovery and boom in the sector but also points to a thriving future for property investment in the region. With an array of development projects and government initiatives promoting property ownership, Sharjah is poised to remain a focal point for real estate in the UAE.
