Majid Al Futtaim and Midar Invest $3.1 Billion in Cairo Project

In a significant development for the real estate sector, Egyptian Prime Minister Mustafa Madbouly announced the signing of a new real estate agreement in East Cairo involving major investments by the UAE’s Majid Al Futtaim and Egypt’s Midar. The joint investment of $3.1 billion is set to bring to life the integrated Mada project, covering an impressive area of 553 acres. This initiative underscores the ongoing trend of substantial UAE investments in Egypt’s evolving market.

Project Overview

The Mada project consists of 553 acres and will feature a diverse mix of residential, commercial, and recreational units. This expansion aligns with Egypt’s broader strategy to enhance urban development east of the capital and attract more foreign direct investment. Prime Minister Madbouly emphasized the pivotal role of the real estate sector in driving economic growth, as it supports various industries related to construction, finishes, and logistics.

Initial Phase Details

Ahmad Galal Ismail, CEO of Majid Al Futtaim, revealed in a press conference that the company anticipates entering the actual launch phase of the project in the coming months, following the completion of necessary regulatory procedures with relevant Egyptian authorities. The first phase will encompass 200 acres, with aims to fully develop this section within five years, reflecting a medium-term investment commitment to the Egyptian market.

Expected Returns

Ayman Al Qousy, Managing Director and CEO of Midar, noted that the entire project is expected to span a broader timeline of eight years for completion. The projected total returns from the venture are anticipated to exceed $3 billion, demonstrating the economic viability that both companies see in this collaborative real estate expansion.

Context of Regional Investments

This deal is part of a broader trend of Gulf investments flowing into Egypt over the last two years. Prior initiatives include the launch of the Ras Al Hikma project with significant Emirati investments amounting to $35 billion, one of the largest foreign direct investment deals in Egypt’s history. Additionally, there is a Qatari agreement for a major tourism development in the Al Alamain area valued at $4 billion. These various projects enhance the potential of the North Coast and regions surrounding Cairo as prominent investment hotspots along the Mediterranean, especially as neighboring countries compete for Gulf capital.

The Golden License

The Egyptian government heavily relies on the continued influx of Gulf investments, particularly from the UAE and other Gulf nations, reinforced by consistent assurances from Egyptian officials regarding the stability of the investment climate and clarity in regulatory frameworks. The “Golden License” is pivotal to this strategy, allowing investors to establish and operate their projects, allocate land, and obtain necessary permits through a single governmental entity, thus bypassing lengthy bureaucratic processes. Official statements indicate that these licenses are now being granted swiftly to major Gulf projects, aiming to minimize the lag between signing agreements and actual implementation.

This new joint venture is regarded as further evidence of the deepening economic ties between Cairo and Gulf countries, particularly in the real estate sector, which continues to attract escalating interest from Gulf investors due to its stability and capacity to generate long-term returns in the Egyptian market.
