Despite a noticeable dip in August, Dubai‘s real estate market continues to showcase resilience, posting an impressive 10% annual growth. This sustained performance indicates a solid foundation beneath the glimmering surface of one of the world’s most dynamic property markets. As analysts delve into the figures, the blend of strong buyer interest and strategic developments paints a promising picture for Dubai real estate moving forward.
Transaction Trends in August
In August, Dubai’s residential property market recorded 17,710 sales transactions, reflecting a 5.9% drop compared to July. The total value of these transactions reached AED 42 billion, signifying an 18.6% decrease from the previous month. However, when viewed through a yearly lens, the market maintains its strength, with both transaction volumes and values increasing by 10% compared to August 2022.
The average sales price per square foot also demonstrated reassuring resilience, climbing 2.1% to AED 1,932 despite the month-on-month fluctuations in activity.
Dominance of Off-Plan Developments
Off-plan developments continue to capture buyer interest, comprising 73% of all transactions during the month. Leading the charge in off-plan sales value are notable developers like Binghatti, EMAAR, and Sobha Group.
A closer look at property types reveals a preference for apartments, with one-bedroom units accounting for 46.6% of all transactions. In contrast, villa buyers indicated a stronger interest in larger properties, with 46.3% opting for four-bedroom homes.
“August reminded us that confidence in Dubai’s property market runs deep. The 10% year-on-year growth in transaction value indicates that Dubai remains a magnet for both investors and families. Even as sales activity eased slightly, prices still rose to AED 1,932 per square foot,” noted Cristopher Cina, Director of Sales at Betterhomes.
Investment Insights and Buyer Behavior
Betterhomes reported an 11% rise in buyer leads during August, with most inquiries focused on apartments. Investor profiles dominated the landscape, making up 59% of potential buyers, while end-user profiles accounted for 41%. Annual growth rates were particularly visible in select neighborhoods, with Jumeirah’s villa market experiencing a 4.2% rise, bringing the average to AED 539,000. Meanwhile, Mirdif’s apartment segment achieved the highest growth rate of 5.5%, reaching AED 88,000.

Payment preferences indicate a variety of options, with 30% of tenants opting for one-cheque arrangements and 32% choosing four-cheque options.
“August was a month of fresh starts. Nearly half of all leasing activity came from new contracts; it’s clear that many people are choosing to make this city their home. Tenant leads at Betterhomes rose 38%, showing that demand is not only resilient but expanding, positioning Dubai as one of the world’s most competitive rental markets,” added Rupert Simmonds, Director of Leasing at Betterhomes.
