UAE Luxury Real Estate Sales Reach Record $87 Billion

The UAE property market is experiencing remarkable growth, soaring to an impressive $87 billion as luxury sales reach unprecedented heights. This dynamic expansion reflects both the increasing demand from local and international buyers and the confidence in the country’s real estate landscape. With over 96,000 property transactions recorded in the first half of 2025 alone, the UAE is solidifying its status as a premier destination for real estate investment.

Strong Demand Fuels Market Growth

The real estate sector in the UAE has demonstrated unwavering momentum, with property transactions totaling AED 322 billion ($87 billion) in the first half of 2025. This surge has been driven by robust demand from both domestic and international buyers, showcasing a diverse array of options, from opulent waterfront villas to striking high-rises. Such developments indicate sustained confidence in the country’s property market.

Josh Gilbert, Market Analyst at eToro, emphasized the importance of proactive policy initiatives, stating, “This trend is supported by robust policy initiatives, including foreign ownership reforms, which have attracted more ultra-high-net-worth individuals to the UAE than ever before.” He added, “Tax incentives, golden visas, and the UAE’s unmatched lifestyle continue to make the country a top destination for investors.” These attractive factors contribute to the thriving UAE property market.

Record-Breaking Luxury Sales

The luxury segment of the UAE property market is delivering remarkable results. Aldar Properties achieved a landmark AED 400 million ($109 million) sale for a mansion in Faya Al Saadiyat, Abu Dhabi, illustrating the unprecedented levels of luxury sales being recorded. Such transactions are a clear indicator of the high-level investor interest in exclusive properties that translate into extraordinary market performance.

The financial performance of major developers in the region also reflects this trend. Emaar Properties reported a 34 percent increase in net profit, reaching AED 10.4 billion ($2.83 billion), driven by a significant 46 percent surge in property sales and a development backlog of AED 146.3 billion ($39.85 billion). Similarly, Aldar Properties reported a year-on-year net profit increase of 24 percent, reaching AED 4.1 billion ($1.12 billion), with revenues climbing 42 percent to AED 15.5 billion ($4.22 billion), alongside a record development backlog of AED 62.3 billion ($16.96 billion).

Shifting Investor Sentiment

Investor sentiment is markedly shifting towards the real estate sector, with findings from eToro’s latest Retail Investor Beat survey indicating that 52 percent of UAE retail investors perceive real estate and construction as the most promising sectors for the next 12 months, surpassing technology. This growing interest underscores the potential opportunities that the UAE property market offers, especially in a landscape marked by rising rental demand and robust off-plan sales.

With strong infrastructure investment and favorable macroeconomic policies in place, the UAE real estate market is poised for continued growth. The rising tourism sector and heightened investor appetite provide a unique combination of growth, stability, and yield, making the UAE property market an attractive avenue for investment.
