Five Major Projects Driving Dubais 117 Billion Dollar Real Estate Surge

As Dubai‘s real estate boom continues to flourish, the city has seen a remarkable surge in sales, reaching AED 431 billion ($117.3 billion) this year across more than 125,000 transactions. The Dubai real estate market is not only thriving but is also characterized by an impressive 25% growth in transaction value compared to the previous year. This upswing in real estate activity reflects unwavering investor confidence and heightened demand across various property segments. In this dynamic environment, property consultancy Whitewill has spotlighted five remarkable projects—ranging from Palm Jumeirah to Business Bay—that embody location, lifestyle, and long-term value, offering unique opportunities for investors to capitalize on the $117 billion Dubai real estate boom.

Jumeirah Residences Emirates Towers

Situated on Sheikh Zayed Road next to the Museum of the Future, the Jumeirah Residences Emirates Towers is a standout development by Meraas and the Jumeirah Group. This impressive project encompasses 754 branded residences distributed across two striking towers, standing 59 and 56 floors high.

With prices starting from AED 3.5 million ($953,000) and ascending to AED 25 million ($6.8 million) for lavish four-bedroom sky residences, this project boasts projected yields between 6% and 8%. Additionally, the estimated handover is set for 2030. Integrated with the Emirates Towers Hotel, this venture aims for a capital appreciation potential of 35% to 50% in Dubai’s bustling financial center.

PASSO by BEYOND

Nestled on Palm Jumeirah’s West Crescent, PASSO presents a unique architectural vision with two wave-inspired towers and six luxurious beachfront villas, offering a total of 625 branded residences.

The price range for these exceptional properties spans from AED 4.1 million ($1.1 million) to AED 28 million ($7.6 million), alongside expected yields of 6% to 7% and early appreciation rates of 8% to 12% annually. Residents can indulge in a 250-meter private beach, rooftop pools, wellness areas, and stunning views of iconic landmarks like Atlantis and the Burj Al Arab, with completion anticipated in the second half of 2029.

Selvara at Grand Polo Club and Resort

Within Dubai South’s extensive 5.54 million square meter masterplan, Emaar introduces Selvara, a remarkable community featuring over 790 villas surrounding 340,000 square meters of polo fields and stables.

Starting prices for four-bedroom homes begin at AED 6.2 million ($1.7 million), with projected yields between 6% and 8%. This community beautifully blends Spanish-inspired design with double-height interiors and wellness corridors, with the first phase scheduled for handover in Q2 2029.

Lumena by Omniyat

Dominating the skyline in Business Bay, Lumena rises to an impressive height of 260 meters and showcases 91 ultra-prime office units across its 49 stories.

Unit prices commence at AED 23 million ($6.3 million), with anticipated yields ranging from 7% to 9%. The building’s handover is set for Q4 2029. Designed by GAD Architecture, Lumena features expansive floor plates of up to 16,000 square feet, a Sky Theatre, executive wellness suites, and aims for LEED and WELL Platinum certification, reinforcing Dubai’s commitment to sustainable living.

Baystar by Vida

Located at Rashid Yachts and Marina, Baystar by Vida offers 319 waterfront residences, with pricing starting from AED 2.1 million ($572,000) and projected annual yields of 8%. Set for completion in Q4 2029, this project ensures direct access to a luxurious 430-berth superyacht marina and features a 500-meter canal pool along with Vida-branded lifestyle amenities.

Dubai Real Estate Supply

The growing scarcity of prime supply combined with historically high rental demand underscores Dubai’s reputation as one of the world’s most alluring real estate markets. The five highlighted projects not only emphasize the city’s resilient and vibrant property sector but are also indicative of Dubai’s transparent policies and ongoing infrastructure development. This potent combination provides investors with an attractive mix of stability, lifestyle, and long-term growth opportunities amid the $117 billion Dubai real estate boom.
