The Sharjah real estate market reached an unprecedented milestone in 2025, recording a remarkable $17.9 billion (AED 65.6 billion) in total trading value. This impressive figure signifies a 64.3% increase from the previous year’s total of $10.9 billion (AED 40 billion). The surge in the Sharjah real estate market underscores growing investor confidence, driven by a robust regulatory framework, a diverse pipeline of projects, and increasing attractiveness for both domestic and international buyers.
Record-Breaking Transactions Highlight Sector Growth
In 2025, the Sharjah real estate market witnessed a total of 132,659 transactions, reflecting a significant year-on-year growth of 26.3%. This uptick confirms the sector’s accelerating momentum and a more diverse investment appeal, indicating a thriving market landscape.
Surge in Sales Transactions
Sales transactions emerged as a critical driver of the Sharjah real estate market’s growth, climbing to 33,580—an increase of 38.4% from 2024. This robust demand has been stimulated by a combination of end-user purchases and investment-driven activities, supported by competitive rental yields, price stability, and a variety of residential projects with flexible financing options.
The phenomenal performance can be attributed to Sharjah’s long-term development strategies, overseen by His Highness Sheikh Dr. Sultan bin Muhammad Al Qasimi, Supreme Council Member and Ruler of Sharjah, alongside His Highness Sheikh Sultan bin Muhammad bin Sultan Al Qasimi, Crown Prince and Deputy Ruler of Sharjah. Their commitment to legislative stability and balanced growth has fortified a resilient real estate market that continuously attracts sustainable investments.
Abdulaziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, noted that “the exceptional growth achieved by Sharjah’s real estate sector in 2025 is the result of a clear leadership vision and long-term strategic planning.” He emphasized that ongoing efforts have fostered a cohesive real estate ecosystem built on legislative strength and consistent development, promoting a reliable investment environment.
Increasing Investor Confidence and International Appeal
Sharjah’s reputation as an attractive investment destination was further solidified by the growing engagement from banks and financial institutions. The total value of real estate mortgages reached AED 15.5 billion, stemming from 6,300 transactions, marking a 45.1% year-on-year increase and showcasing a robust credit appetite within the market.
Furthermore, the international allure of the Sharjah real estate market continues to grow, with participation from investors representing 129 nationalities, up from 120 the previous year. The number of properties traded by these investors soared to 60,322, compared to 45,676 in 2024. Emirati investors led the way with AED 33.8 billion in transaction values, while investors from other nationalities contributed AED 18.5 billion.
The Sharjah Real Estate Registration Department attributes part of this success to ongoing digital transformation initiatives. These smart services have streamlined the transaction process, enhanced transparency, and improved the overall customer experience, solidifying Sharjah’s position as a competitive and appealing real estate hub.
