Rising Rents Drive Dubai Residents Towards Homeownership

In Dubai, the dynamic landscape of the rental market is shifting as tenants increasingly lean toward homeownership amid rising affordability pressures. With 55% of tenants planning to buy property in the near future, this trend signifies a pivotal change in how individuals view housing in the emirate. Various factors are driving this movement, including soaring rent prices, favorable mortgage options, and long-term residency aspirations, reflecting a broader reassessment of residential stability and financial commitment.

The latest findings from Betterhomes’ Future Living Report 2025 reveal that the intent to purchase has surged dramatically, more than doubling over the past year. In a survey of 1,439 residents, it was noted that increasing rental costs and a desire for long-term living arrangements are compelling tenants to consider homeownership as a viable alternative to renting.

A Growing Number of Tenants Eye Homeownership

The report indicates that a significant 55% of tenants are now looking to buy property within the next one to three years, reflecting a marked increase from just 25% last year. The majority of these prospective buyers (61%) plan to utilize mortgages, underlining a growing confidence in structured lending and a robust end-user market. The data also illustrates a shift in ownership dynamics, with an almost even split between outright purchases and those financed through mortgages. Currently, the average value of homes owned stands at AED4.5 million ($1.23 million).

As rent prices continue to climb, tenant behaviors are adapting. A striking 69% of renters have expressed a willingness to relocate in response to significant rent increases, reinforcing the appeal of homeownership as a stable option against the volatility of rental markets.

Long-term Residency Influencing Real Estate Decisions

The long-term allure of Dubai plays a crucial role in this evolving trend. Approximately 59% of those surveyed intend to remain in the emirate for a decade or longer, with an average expected residency of 11.2 years. This extended commitment to the area has led 36% of respondents to prioritize real estate investments for the future, further solidifying the shift from temporary renting to enduring ownership.

Louis Harding, CEO of Betterhomes, noted, “Purchase intent among tenants has jumped from 25% to 55% in just one year, with 61% planning to use mortgages. This is more than sentiment; it’s reshaping end-user demand, prompting developers and lenders to evolve with more accessible ownership models.”

Rising Purchase Intent Among Tenants

Several factors are driving this notable surge in tenant interest toward ownership:

  • Affordability Pressures: With escalating rents and the instability of rental renewals, tenants are increasingly viewing homeownership as a long-term hedge against financial uncertainty.
  • Accessible Financing: The expectation that 61% will utilize mortgages showcases the growing availability of competitive mortgage products and improved lending conditions, making it easier to transition from intent to action.
  • Long-Term Residency Plans: With intentions to stay in Dubai averaging 11.2 years, the benefits of ownership become more appealing compared to the costs of ongoing renting.
  • Investment Focus: A considerable 36% of participants are prioritizing real estate for future investment purposes.
  • Shifts in Lifestyle: The rise of remote work and the demand for flexible living arrangements are leading many to explore options beyond traditional apartments.

A Structural Shift in Dubai’s Housing Market

This report suggests that the current trend is structural rather than cyclical, indicating significant implications for developers, lenders, and policymakers. The increasing interest in purchasing homes is expected to boost demand for mid-market and family-oriented property options in established areas like Dubai Hills and Dubai South.

As mortgage activity rises, lenders are likely to streamline approval processes and introduce more flexible financial solutions. The rental market may feel added pressure as tenants evaluate renewal opportunities against the potential advantages of ownership, which could accelerate property absorption across the market.

Moreover, the respondents show a growing awareness of innovative investment methods. While 37% are familiar with blockchain-backed fractional ownership, only 6% have made investments, revealing a significant untapped market potential for alternative ownership options in the future.
