Dubai Property Market Achieves Historic Sales of 51.1 Billion

The Dubai property market has showcased remarkable growth, closing the year 2025 with a record-breaking Q4 and posting an impressive $51.1 billion in sales as prices continue to rise. This surge in activity is fueled by heightened demand across key residential areas, reaffirming the city’s position as a premier real estate destination. As we delve into the dynamics of the market, it’s clear that the Dubai property market is set for an exciting future, beginning 2026 on a robust note.

Unprecedented Sales Performance

December of 2025 marked a historic milestone for the Dubai property market, contributing to a record Q4 performance with total transactions soaring to AED 187.47 billion ($51.1 billion). This remarkable achievement underscores the market’s ability to thrive, propelled by strong buyer interest and escalating prices per square foot. Notably, December’s sales alone reached AED 64 billion ($17.4 billion), consistent with November’s performance and surpassing October’s AED 59 billion ($16.1 billion). Such numbers illustrate the ongoing momentum that has cemented 2025 as a landmark year for real estate in Dubai.

Trends in Property Demand

Data from Property Finder reveals that the demand for established neighborhoods remains robust, with prime locations like Palm Jumeirah, Dubai Marina, and Downtown Dubai leading the way. These areas benefit from limited availability and sustained interest from both domestic and international buyers willing to invest in premium properties. Additionally, Business Bay continues to attract a significant number of investors due to its appealing amenities and strategic location, while Dubai Hills Estate showcases balanced demand for villas and apartments within a well-mapped community.

Mid-market areas, such as Jumeirah Village Circle, have gained popularity among budget-conscious buyers. This trend is particularly evident in the competitive off-plan segment, where affordability becomes a paramount consideration. According to Property Finder, apartments dominate the market, making up 80 percent of rental searches and 61 percent of sales inquiries, further highlighting the ongoing shift toward smaller, more affordable dwellings.

Rental Market Dynamics

The rental market in Dubai in 2025 reflects distinct trends, with data indicating that studios and one-bedroom apartments are increasingly sought after. This shift aligns with the surging rental prices that have encouraged individuals and smaller families to opt for more compact living spaces. Furthermore, of the total apartment searches, an overwhelming 85 percent were directed toward studio, one-bedroom, and two-bedroom units, indicating clear preferences for budget-friendly options among home seekers.

Looking Ahead: The 2026 Market Outlook

Cherif Sleiman, Chief Revenue Officer of Property Finder, stated, “It has been a great December for Dubai’s property market in 2025, confirming that the city’s real estate performance is structural and demand-led. Q4 signified a strong end to a very successful 2025 with strong transaction values, rising prices per square foot, and broad-based participation across communities.” He expressed optimism for the coming year, adding, “Now, we can look forward to an exciting 2026 with market momentum anchored in depth, diversity, and pricing resilience, rather than short-term speculative activity.”

This positive outlook signals a bright future for the Dubai property market, ensuring that opportunities abound for both buyers and sellers as the city continues to evolve as a global real estate hub.
