In the first half of 2025, Dubai’s real estate market showcased its most remarkable performance to date, achieving a staggering $89 billion in property sales. This surge was largely fueled by a significant population increase, robust off-plan investments, and escalating property values. The dynamic landscape of Dubai real estate reached $89 billion in H1 2025 as an influx of new residents and increased demand for housing continued to reshape the market.
According to a comprehensive report by ValuStrat, conducted by the real estate developer DURAR Group, residential property sales soared to AED326.7 billion ($89 billion) across nearly 99,000 transactions from January to June 2025.
Dubai experienced an influx of approximately 90,000 new residents in just the first quarter, intensifying the already constrained housing supply.
Dubai Real Estate Growth Forecast
The first half of the year saw the delivery of only 12,000 new homes, leading to a significant imbalance between demand and supply. This situation has driven sales prices and rental values higher throughout the city.
“The first half of 2025 has surpassed all expectations, reflecting both the resilience and ambition of Dubai’s property sector,” said Mohammed Miqdadi, CEO of DURAR Group. “We’re not just seeing strong numbers; we’re witnessing a new phase of sophistication in demand.”
Miqdadi emphasized that buyers are increasingly seeking properties that are design-conscious, globally minded, and part of future-oriented communities that prioritize lifestyle and long-term value.
Capital value growth was observed across all property segments, with villas and prime locations experiencing the most notable increases. Popular areas included:
- Palm Jumeirah
- Jumeirah Islands
- Emirates Hills
Additionally, apartment communities such as The Greens and Dubailand maintained steady demand, particularly from mid-market buyers and first-time investors.
Off-plan properties dominated the marketplace, comprising more than two-thirds of all residential transactions in H1 2025. Investment interest remained high in areas like:
- Jumeirah Village Circle (JVC)
- Dubai South
- Emaar South
Attractive payment plans and appealing launch prices have further propelled demand for these early-stage projects.
While growth may slightly moderate in the second half of the year, DURAR Group anticipates positive momentum continuing through Q4 2025, as developers prioritize sustainable and scalable solutions to meet housing demand.
“This is a moment of responsibility as much as opportunity,” stated Miqdadi. “The next wave of success will be defined by how we balance scalability with sustainability, creating homes that respond to the city’s evolving population and anticipate how Dubai will live in the decades to come.”
