In a remarkable showcase of resilience and growth, Dubai‘s real estate market has reported unprecedented sales figures, breaking records with $13.9 billion in transactions and escalating rental prices. The recent surge reflects robust demand for properties in the emirate and indicates that Dubai continues to solidify its reputation as one of the world’s most dynamic property markets. With pivotal trends emerging in both sales transactions and rental values, the momentum of the Dubai real estate sector is anything but slowing down.

Dubai’s real estate market experienced its strongest performance for August 2025, reporting 18,678 transactions valued at AED 51.1 billion ($13.9 billion). This impressive feat underscores the emirate’s continued growth, far exceeding the benchmarks set in August 2024, as noted by Provident Estate.

Key indicators from this record-breaking month include:

  • AED 51.1 billion ($13.9 billion) in sales: A year-on-year increase of 7.9%, outpacing many global luxury markets.
  • 18,678 transactions: A 15.4% rise year-on-year, reflecting sustained buyer interest.

Drivers of Market Growth

Apartments led the charge in sales, with 15,900 units changing hands (+29.2% year-on-year), generating AED 30.2 billion ($8.2 billion) and accounting for 70% of total sales value. Although villa sales dipped by 38.1% year-on-year to AED 10.9 billion ($3 billion) after record highs in 2024, average prices are still up by 12.7% year-on-year. Meanwhile, commercial real estate transactions also saw a rise, totaling AED 1.2 billion ($327 million), an increase of 20.4% year-on-year. Plot prices surged dramatically, reaching an average of AED 6.3 million ($1.7 million), an impressive 86.6% increase from the previous year.

First-time buyers became the dominant force in the market, accounting for 74% of all transactions. A total of 13,989 units sold (+22.3% year-on-year) contributed AED 34.2 billion ($9.3 billion), while resale transactions cooled slightly with a 1.2% decrease, bringing in AED 16.9 billion ($4.6 billion), highlighting the liquidity of the secondary market.

Dubai’s Rental Market at New Heights

Ranked among the world’s strongest rental markets, Dubai has also seen significant growth in rental prices. Apartments now average AED 85,000 ($23,140) annually, reflecting an increase of 6.3% year-on-year. Villas command an average of AED 190,000 ($51,680) annually, a rise of 8.6%. Commercial units, too, have experienced a jump, now averaging AED 62,900 ($17,100), up 6.6% year-on-year. These figures present investors with the potential for substantial yields, solidifying Dubai’s status as an attractive market.

Notable areas leading in transaction volumes include Business Bay and Jumeirah Village Circle (JVC), alongside rising hotspots like Jabal Ali First, Dubai Investment Park Second, and Wadi Al Safa 5. Since 2021, sales volumes in August have more than tripled, with total values surpassing AED 50 billion ($13.6 billion) for the first time, affirming analysts’ projections of long-term resilience and ongoing growth.

According to Loai Al Fakir, CEO of Provident Estate, “Dubai’s real estate sector continues to set global benchmarks for performance and resilience. The surge in first sales, record-breaking mortgage volumes, and sustained rental growth reflect the city’s unique ability to attract both end-users and international investors.”
