The Dubai real estate market achieved a remarkable milestone in Q3 2025, with transactions soaring to $36.2 billion, a staggering 60.8% increase compared to the same quarter last year. This unprecedented growth highlights the emirate’s robust real estate sector and enduring global appeal, attracting both local and international investors.
In total, Dubai recorded 52,853 property transactions valued at AED132.8 billion ($36.2 billion). This impressive figure underscores the emirate’s resilience and its status as a premier destination for real estate investment.
Year-over-year, average property prices climbed by 17.4%, reaching AED1,913 ($521) per square foot, a significant increase from AED1,629 ($444) in Q3 2023. This upward trend in pricing illustrates the escalating demand for real estate in the emirate.
Dubai Real Estate Growth
With Dubai’s population exceeding 4 million, there is both mounting pressure and ample opportunity across various property segments. This demographic surge aligns with the emirate’s long-term policies, including the Economic Agenda D33 and the Urban Master Plan 2040, which focus on sustainable growth and global competitiveness.
The city is poised to attract substantial wealth, with an anticipated influx of 9,800 new millionaires projected for 2025. The emergence of ultra-luxury developments in prime locations, such as Downtown and the forthcoming “Billionaire Island,” reflects the increasing demand for high-end residences in Dubai’s thriving real estate market.
As a result, Dubai now ranks among the world’s busiest markets for high-value transactions, particularly those exceeding $10 million.
