The Dubai property market hit a remarkable milestone in the third quarter of 2025, reaching total transaction values of AED138 billion (approximately $37.6 billion). This surge highlights the vigorous activity and positive sentiment surrounding off-plan sales, which have become a significant driver of market growth. As interest in new developments increases, investors are actively capitalizing on Dubai’s evolving landscape and robust economic conditions.
The Dubai residential real estate sector experienced robust momentum during Q3 2025, with total transaction values soaring to AED138 billion ($37.6 billion), according to data from Espace Real Estate.
During this quarter, the market saw 55,280 residential transactions, signaling an impressive 18 percent year-over-year increase compared to the same period in 2024. This performance is a clear indicator of the ongoing expansion in Dubai’s property market and burgeoning investor confidence.
John Lyons, Managing Director at Espace Real Estate, remarked, “In Q3 2025, the Dubai residential market continued to demonstrate strength and depth, reflecting solid investor confidence and growing long-term demand.” He added, “While overall activity remains high, we are seeing a more mature market dynamic take shape, one that is increasingly driven by end-user demand.”
Off-plan Transactions in Dubai
Off-plan transactions represented a significant 70 percent of total residential sales, a notable increase from 59 percent during the first half of 2025. This surge underscores the sustained appetite of investors keen to take advantage of the emirate’s population growth and the financial liquidity fueling new project launches.
One of the standout segments was the AED5–10 million ($1.36–2.72 million) price range, which saw the largest year-on-year increase of 60 percent. This growth underscores the strength of mid-to-upper-tier communities and reflects a notable shift in buyer behavior as more individuals view Dubai as a long-term home base, thus driving consistent demand for family-oriented properties.
Villa and Apartment Price Growth
Average property prices exhibited upward trends in 31 of the 34 villa and townhouse communities surveyed. Among the 22 villa and townhouse areas, 20 reported price increases, with an average rise of 22 percent, attributed to limited supply within the market.
Similarly, the apartment segment also showed promise, with 11 out of 12 tracked communities experiencing price growth, averaging 12 percent. Nevertheless, analysts caution that since 85 percent of upcoming supply consists of apartments, this segment may experience more tempered price growth compared to villas and townhouses.
Rental Market Trends
Dubai’s rental market has begun to reflect a more balanced environment, as new apartment handovers alleviate pressure on established areas like Dubai Marina, JBR, and JLT. This shift has prompted some demand to migrate toward more affordable districts, including Jumeirah Village Circle (JVC).
According to Espace Real Estate, this trend is conducive to a more stable rental atmosphere throughout the broader market, signaling the maturation of Dubai’s housing ecosystem.
Steady Demand Heading into 2026
With Dubai’s population continuing to grow and its status as a long-term destination solidifying, Espace Real Estate anticipates that the property market will be bolstered by structural demand, liquidity, and strong fundamentals as it moves into 2026.
