The Dubai real estate market has displayed remarkable vitality, recording AED45.79 billion ($12.47 billion) in transactions during November 2025. This surge, detailed in a recent report by Springfield Properties, showcases the sector’s resilience, particularly in the off-plan segment, which has dominated market activities. As demand for both off-plan and ready properties strengthens, this report underscores a turning point for Dubai’s real estate landscape.
In November, the volume of transactions rose significantly compared to October, driven by continued interest from residents and investors alike. The overall activity reflects a robust market environment, with off-plan sales leading the charge. These transactions accounted for an impressive 71.64 percent of all deals, spurred by new project launches and attractive payment options that cater to prospective buyers.
Top-performing Communities
The preferred locations in November highlighted the ongoing appeal of well-planned communities. Jumeirah Village Circle emerged as the frontrunner, witnessing 1,330 sales, followed closely by Dubai South with 896 and Business Bay at 857 transactions. Other noteworthy mentions included Dubai Maritime City and Dubai Residence Complex, which recorded 744 and 709 sales, respectively.
These neighborhoods thrive due to a combination of mid-market affordability, ongoing development projects, and a strong rental market, making them attractive to both investors and residents.
Farooq Syed, CEO of Springfield Properties, stated, “Reaching AED45.79 billion in November highlights a stable month for Dubai’s real estate sector. The increase from October reflects steady activity from both end-users and investors. Buyers continue to move with confidence, supported by clear regulations, long-term visa options, and ongoing development across the city.”
Mid-market Homes Dominate
The mid-market segment proved to be a cornerstone of activity in Dubai real estate, with properties priced between AED1 million ($272,300) and AED3 million ($816,900) making up 54.44 percent of all transactions. This trend underscores the strength of demand in this price range.
Further segmentation shows that homes under AED1 million accounted for 25.10 percent of transactions, while luxury properties above AED3 million continued to attract strong interest, particularly in villa and waterfront communities.
Commercial Real Estate in Dubai
The commercial real estate sector also experienced encouraging results, with 1,197 transactions worth AED18.44 billion ($5 billion) recorded. The majority of activity was centered in strategic business hubs such as DIFC, Business Bay, and One Central. Additionally, demand for warehousing and industrial units in areas like Jebel Ali and Dubai South remained high, driven by logistics and e-commerce industries.
Syed remarked, “The data shows steady, consistent activity across all major segments. Buyers are choosing communities with strong infrastructure, and developers are bringing forward projects that match current demand. This balance supports confidence in the market as Dubai continues to grow.”
Rentals also played a significant role in the market dynamics, with 43,893 leases registered in November at a total value of AED3.9 billion ($1.06 billion). Popular districts like Al Barari, MBR City, JVC, Dubai Hills Estate, and Arjan remain sought after for their family-friendly environments and accessibility to mid-market homes.
Dubai Real Estate Outlook
Looking ahead, Dubai’s real estate landscape is poised for continued growth, supported by a rising population and advancing infrastructure projects. The ongoing emphasis on off-plan launches, mid-market demand, and robust commercial activity are likely to catalyze the market’s momentum well into 2026.
This thriving environment in the Dubai real estate market, with November transactions reaching AED45.79 billion, not only showcases strong performance but also highlights the city’s appeal as a global hub for investment and living.
