Dubai Apartment Sales Reach AED 40.5bn Driven by Foreign Investment

The real estate landscape in Dubai is witnessing an unprecedented surge, driven by foreign investors eager to capitalize on the city’s booming apartment market. As apartment sales reached a remarkable AED 40.5 billion in August, this sector has outperformed others, showcasing its resilience even amid seasonal fluctuations. With international buyers from countries like South Korea, South Africa, Australia, and Canada leading the charge, Dubai’s apartments have become a focal point for investment, solidifying the city’s status as a global real estate hub.

International Interest Fuels Growth

A surge of international investors is bolstering Dubai’s real estate market, with apartments driving sales and rentals in August despite the seasonal slowdown, according to real estate agency Allsopp & Allsopp. The agency highlighted that demand from buyers in regions such as South Korea, South Africa, Australia, and Canada has significantly contributed to the substantial growth in apartment sales.

Record Sales Figures

Data from the Dubai Land Department (DLD) reported that total sales in August reached AED 40.45 billion (approximately $11 billion). This figure marks a 22 percent decrease from July, yet represents a 6 percent increase compared to the same month last year. Notably, the average apartment price was AED 1.9 million according to DLD, contrasting with AED 2.6 million reported by Allsopp & Allsopp, highlighting the diversity within the apartment segment.

Strong Demand for Affordable Units

Transactions for units priced under AED 1 million experienced a remarkable 25 percent month-on-month increase, underscoring broad-based demand in the market. This spike indicates that a wide array of buyers are actively seeking property options, further boosting the overall momentum of the Dubai apartment boom.

Rising Rental Market

The rental market mirrored the sales surge, with apartment rental values skyrocketing by 43 percent and leasing transactions increasing by 48 percent compared to July. Key areas such as Downtown Dubai, Dubai Marina, Business Bay, Town Square, and Jumeirah Lakes Towers emerged as the most active zones in this dynamic market. Furthermore, nearly half of landlords (49 percent) are now accommodating tenants with flexible payment options, accepting four or more cheques, reflecting a shift toward more tenant-friendly practices.

“Even in August, a month often associated with a lull in activity, Dubai’s apartment market has proven to be a cornerstone of the city’s real estate strength,” noted Allsopp & Allsopp. The agency pointed out that Dubai’s population recently exceeded 4 million, marking an increase of 1.5 million over the last decade. This growing demographic trend continues to cement demand from both investors and residents, ensuring that the Dubai apartment boom remains robust.
