The Dubai property market is witnessing an unprecedented surge, with sales soaring a remarkable 379.9% over the past five years, reaching a staggering $136 billion. This growth reflects sustained investor confidence and market stability, making Dubai a focal point for real estate investment. The latest data provides a comprehensive overview of this burgeoning market, indicating strong performance across various sectors and a promising outlook for the future.
According to a recent report by fäm Properties, total real estate sales jumped significantly from AED 104 billion ($28.3 billion) in the first nine months of 2021 to AED 499.1 billion ($136 billion) during the same period in 2025. This exponential rise emphasizes the attractiveness of Dubai to both local and international investors.
In tandem with the sales value, transaction volume also saw an impressive 266.7% increase, growing from 43,200 to 158,400 deals. This upward trend continued into 2025, with total sales value rising by 32.4% and transaction volume increasing by 20.6% compared to the first nine months of 2024. Such metrics underscore the Dubai property market’s resilience and capacity for sustained growth.
Sustained Performance Across All Sectors
The fäm Properties study revealed that the average monthly real estate sales rose sharply, showcasing significant growth from 14,600 transactions worth AED 41.89 billion ($11.4 billion) in 2024 to 17,600 deals valued at AED 55.46 billion ($15.1 billion) in 2025. These figures denote a thriving market that shows no signs of plateauing anytime soon.
Additionally, average sales values and volumes have increased across all segments—including apartments, villas, commercial properties, and residential plots—compared to the previous year. Data from DXBinteract further confirms a consistent pattern of robust year-on-year growth across every asset class since 2021.
Firas Al Msaddi, CEO of fäm Properties, commented on the market dynamics, stating, “During this period, property values have grown faster than the number of deals in all segments, highlighting strong all-round market momentum. Rising prices are driving much of the market’s growth, which is especially encouraging for investors.” He further emphasized the balanced gains across all asset classes, highlighting the depth and resilience of the market.
Apartments Lead the Boom
Apartments have emerged as the frontrunners in this growth spurt, recording an astonishing surge in value.
