Dubai Launches Exclusive Property Sales Tomorrow

The Dubai Land Department has introduced two new tokenized properties, set to revolutionize the real estate market. Available for purchase through the “Bridco Mint” platform in collaboration with Bridco Holding, these properties will be open for sale to investors starting tomorrow. This initiative aims to leverage technology to create transparent, value-driven real estate opportunities, making it accessible to a wider audience.

Details of the New Properties

The first newly released property is a two-bedroom villa located in the Dubai Land area. According to the platform, this villa is expected to yield an annual rental return of up to 7.43%, with an investment return projected at 12%. The second property is a one-bedroom apartment situated in Dubai Marina, which anticipates a rental yield of 7.63% and an investment return of 12.3%. These offerings exemplify the department’s commitment to providing innovative investment avenues.

Investment Opportunities with Tokenization

The launch of these tokenized properties opens new avenues for investors, allowing them to purchase tokenized shares starting from as low as 2,000 AED. Transactions will exclusively use the UAE Dirham, with no cryptocurrency options available in the initial phase. This model not only democratizes access to real estate investments but also enhances transparency in the transaction process.

Successful Track Record

Previously, on May 25, the Dubai Land Department made headlines with the sale of the first tokenized property. Following that success, they launched a second property on June 11, which sold in an astonishing time of under two minutes. These achievements underscore the strong demand for transparent and technology-supported real estate products in Dubai.

Current Market Overview

In a notable market update, the Dubai Land Department reported real estate transactions totaling 3.2 billion AED from 1,207 deals. Among these transactions, there were 1,039 sales valued at 2.4 billion AED, including 121 land sales and 869 residential unit sales, alongside 49 sales of buildings. A significant residential sale was recorded for an under-construction apartment in Jumeirah Second, part of the “Peninsula Dubai Residences – Tower 2,” valued at 32 million AED, paired with another apartment in the same project selling for 22 million AED. Additionally, a parcel of land in Umm Suqeim First was sold for 21 million AED.

The surge in the market was highlighted by the registration of mortgages totaling 603 million AED across 140 transactions, alongside 28 gifts amounting to 225 million AED. This robust activity reflects the ongoing vibrancy and appeal of Dubai’s real estate sector.
