In an innovative move within the real estate sector, DMDC, an acclaimed construction and design firm, has teamed up with Residual.ae to introduce Dubai‘s first renovate-to-resell model. This partnership aims to redefine the approach to property investment in the luxury market, offering homeowners an opportunity to enhance their assets while maximizing resale value.
Pioneering Luxury Renovations
The collaboration between DMDC and Residual.ae has already resulted in significant progress, securing four prestigious renovation contracts for villas on the iconic Palm Jumeirah. These contracts hold a combined value of approximately US$50 million. Following extensive structural upgrades, mechanical, electrical, and plumbing (MEP) replacements, and top-tier interior redesigns, the projected resale value of this portfolio is set to soar to US$100 million.
Commitment to Quality Craftsmanship
DMDC takes the lead in design, construction, and project delivery, emphasizing its commitment to high-end craftsmanship and meticulous attention to detail. Boasting over 800 in-house specialists across various domains such as construction, MEP, and interiors, DMDC ensures that each project is executed with speed, quality, and precision. This dedication to excellence positions the renovate-to-resell model as a premium offering in Dubai’s luxury real estate landscape.
An Innovative Investment Approach
In this groundbreaking partnership, Residual.ae manages the financial and strategic aspects of the renovate-to-resell model, focusing on identifying undervalued villas and providing complimentary renovations to enhance property value. This zero-capital scheme allows homeowners and investors to achieve remarkable returns without facing financial burdens or operational risks.
Expanding Horizons
The initial four-villa project has contributed to DMDC reaching a signed project value exceeding AED220 million in just 10 months, with expectations to surpass AED300 million by the year’s end. Raji Daou, CEO of DMDC, expressed optimism about the model’s potential, stating: “With each project, our goal is to provide the highest standards of quality while maximizing ROI. One of our clients purchased a Garden Villa for AED30 million, invested AED11 million in renovation and plot extension, and it’s now going to market for AED65 million. That’s the kind of upside this model delivers.”
Daniel McNeil, Founder and CEO of Residual.ae, also highlighted the significance of this partnership, saying: “Residual.ae’s mission has always been to remove barriers to property improvement. By partnering with DMDC, we’re scaling that vision, combining financial access and construction excellence to redefine what’s possible in Dubai’s high-end market.”
With the successful launch on Palm Jumeirah, DMDC and Residual.ae are set to further expand their innovative renovate-to-resell model into other prestigious neighborhoods, including Emirates Living, Jumeirah Golf Estates, and Arabian Ranches, marking a new chapter in Dubai’s real estate trajectory.
