In 2025, Dubai achieved a remarkable milestone, surpassing 200,000 residential property transactions, a figure that underscores the city’s dynamic real estate market. This record-breaking year, highlighted in the Dubai Residential Market Report 2025, reflects an 18 percent increase in activity compared to the previous year, marking the third consecutive year of unprecedented demand. As the market evolves, both apartment and villa prices reveal intriguing trends that promise to shape the landscape of Dubai’s real estate sector in the years to come.
Dubai’s Thriving Residential Market
The year 2025 witnessed residential transaction volumes exceeding 200,000, according to the consultancy that released the Dubai Residential Market Report 2025. Apartments dominated the market, comprising 83 percent of all transactions, while villas and townhouses maintained a consistent share amid rising demand.
Off-plan sales notably surged, representing 72 percent of total residential transactions, an increase from 68 percent in 2024. Despite a modest slowdown in absorption rates, Savills reported that high-quality properties from reputable developers continued to sell swiftly, emphasizing a sustained demand for well-located and competitively priced projects that offer attractive payment plans.
Several key themes emerged as pivotal to the market dynamics in 2025:
- Sustained Demand: Strong population growth and solid investor confidence drove activity, with quarterly transactions surpassing 50,000 for the third straight quarter.
- Capital Value Growth: Average apartment prices stabilized around AED 1.9 million ($517,000), whereas average villa and townhouse prices climbed to over AED 6 million ($1.63 million), up from AED 5.4 million ($1.47 million) in 2024.
- Investment Appetite: Transactions exceeding AED 5 million ($1.36 million) rose to 9 percent, reflecting escalating values and continued interest in high-end residential properties.
- Off-Plan versus Ready: Transaction volumes for ready properties remained steady at approximately 15,000 per quarter, despite a rising supply, while off-plan transactions continued to capture a larger market share.
Looking Forward: Prospects for 2026
As Dubai’s residential market transitions into 2026, it does so with a solid foundation, bolstered by fundamental growth, increasing population numbers, and sustained interest from international buyers. While the supply of properties is projected to rise, market performance is expected to vary significantly by segment and location, particularly for villas, premium residential properties, and well-located communities, which are anticipated to hold strong against market fluctuations.
Andrew Cummings, Head of Residential Agency at Savills Middle East, stated: “Dubai enters 2026 from a position of exceptional strength. The past year has reaffirmed the depth and maturity of the residential market, with demand being driven not only by volume, but by quality, long-term confidence, and increasingly sophisticated buyer behavior.”
He added, “We are observing sustained interest across both prime and mainstream segments, underpinned by population growth, global capital inflows, and Dubai’s continued allure as a prime location for living, working, and investing.” Cummings also emphasized that the maturing market indicates a more selective approach from buyers, focusing on quality developments in desirable areas.
Future Trends in Dubai Real Estate
Rachael Kennerley, Director of Research at Savills Middle East, remarked: “2025 has been a remarkable year for Dubai’s residential real estate, with sustained demand driving transaction volumes to record highs alongside the launch of several significant masterplan developments.” She noted that while Q4 maintained this upward trajectory, buyers have become more discerning, prioritizing quality developers, established neighborhoods, and prime locations.
Looking ahead to 2026, Savills anticipates a further maturation of Dubai’s residential market. Differentiation across segments will likely emerge, as oversupply will not affect all areas uniformly and the city’s geography adapts with infrastructure advancements. Savills predicts a period marked by moderate growth, emphasizing the importance of asset selection, location, and product quality as crucial factors in the success of Dubai’s residential sector moving forward.
