Dar Global has unveiled an ambitious $12.5 billion growth plan aimed at enhancing its development initiatives in Saudi Arabia, diversifying its financing options, and launching operations in the Dubai International Financial Centre (DIFC). This strategic move represents a significant leap forward for the real estate developer as it seeks to capitalize on the flourishing markets in the region.
Saudi real estate developer Dar Global has outlined several strategic milestones that expand its development pipeline to approximately $12.5 billion, strengthen its liquidity, and diversify into financial services—a pivotal moment it describes as “an important inflection point” in its growth strategy.
The company has recently secured new joint development agreements and land acquisitions for extensive projects in both Riyadh and Jeddah, boasting a combined gross development value (GDV) of $4.8 billion.
Major Projects Take Shape in Riyadh and Jeddah
In Riyadh, the development rights have been obtained for a significant integrated scheme valued at $2.8 billion, accompanied by a $300 million partial land acquisition. This project will feature luxury villas, high-end amenities, and a world-class golf course.
Meanwhile, in Jeddah, Dar Global is set to undertake a landmark mixed-use project on one of the city’s most prominent land parcels, estimated at $1.95 billion. This initiative will include a luxury hotel and residential communities, enhancing Saudi Arabia’s premium real estate offerings.
According to Dar Global, these developments align closely with Saudi Arabia’s dynamic economic transformation, increasing foreign ownership, and persistent demand for top-tier real estate.
Enhanced Financing to Propel Growth
The company has expanded its Litmus financing facility from $275 million to $440 million, adding $165 million in available capital. This facility, underwritten by Emirates NBD and supported by ADCB, FAB, and Zand Bank, will expedite project delivery and provide the flexibility necessary for new investments across the Middle East, Europe, and North America.
Diversification through DIFC Acquisition
In an effort to diversify its revenue streams, Dar Global is acquiring a licensed financial services platform in the Dubai International Financial Centre (DIFC). This acquisition enables immediate regulatory readiness to offer asset management, investment banking, and advisory services, paving the way for the creation of investment vehicles that can attract institutional and private capital.
The newly established subsidiary will operate independently, allowing Dar Global to strategically mobilize international investments into large-scale real estate opportunities while mitigating risk exposure.
Ziad El Chaar, CEO of Dar Global, emphasized the significance of these developments. He stated, “These milestones mark an important inflection point for Dar Global. In Saudi Arabia, we are delivering landmark projects in prime locations and looking to bring in more overseas investment as the Kingdom opens up.”
El Chaar added, “The enhanced financing facility reinforces our balance sheet to fuel growth at scale, and the establishment of a financial services arm in DIFC enhances our ability to structure capital and unlock global opportunities that previously would not have been available to the Group. Together, these initiatives reflect not just confidence in our strategy, but also the unique position we occupy as a bridge between high-growth markets and international investors. We look forward to providing further updates on these exciting initiatives as they progress.”
