In a significant development for Sharjah‘s real estate sector, Arada has awarded AED2.7 billion in contracts to deliver Masaar 2, marking its second large-scale forested community in the region. This ambitious project aims to construct 1,997 homes across four distinct phases, with the first handovers anticipated by 2027. With enhanced infrastructure and ecological design at its core, Masaar 2 is poised to set new benchmarks in community living.
On Thursday, December 4, 2025, Arada confirmed that the awarded package encompasses full construction, site preparation, and consulting services for the expansive 10.5 million square foot masterplan located in the Rowdat district.
The initiative sees the collaboration of three construction firms and four consultancy companies, each selected to contribute their expertise to the ambitious plans for Masaar 2.
Arada Advances Masaar 2 Development
UAE-based Intermass Engineering & Contracting and Pivot Engineering & General Contracting have been tasked with the construction of all residential units. Intermass will oversee phases one, three, and four, while Pivot is responsible for phase two. Both firms bring valuable experience from their previous involvement in the first Masaar masterplan. Arada projects that full completion of Masaar 2 will be realized by June 2028.
Group CEO Ahmed Alkhoshaibi emphasized that the project is well within its timeline to be “one of the fastest community completions in the UAE,” showcasing the company’s commitment to “on-time delivery and world-class quality.”
The groundwork at the site has already been executed by Darwish Engineering Emirates, which has now transitioned to managing all essential infrastructure works. These include road constructions, utility installations, public spaces, and a variety of amenities such as a swimmable forest lagoon and wellness facilities, enhancing the community’s appeal.
The design of all four phases is attributed to Dewan Architects + Engineers, while CRTKL has conceptualized the masterplan. Parsons Overseas Limited has taken charge of infrastructure design and supervision, with DAR appointed as the supervision consultant to ensure completion by 2028.
Masaar 2 was launched in February 2025 and achieved remarkable success, selling out within hours and generating AED5.6 billion in transactions. This enthusiastic response reflects the growing investor interest in Sharjah’s evolving property market. The project prominently features a green spine with 40,000 trees and a wide range of amenities that prioritize well-being and outdoor living.
Following the success of Masaar 2, Arada has unveiled plans for Masaar 3, which will be the largest in the series, boasting 4,000 homes across eight phases. The original Masaar masterplan includes 3,000 homes set in a sprawling 19 million square foot forested area, with half of that community already delivered and key facilities in place, targeting full completion by the end of 2026.
Founded in 2017, Arada has made significant strides in the UAE property market, launching ten successful communities and expanding its reach into the UK and Australia.
