Amanat Divests Dubai Education Asset for 123 Million Dollars

Amanat Holdings has recently finalized a significant transaction, selling a Dubai-based education real estate asset for AED 453 million (approximately US$123.35 million). This move highlights the company’s commitment to strategic growth within the education sector while simultaneously unlocking financial value. As a prominent operator of healthcare and education assets in the region, Amanat’s sale illustrates its effective asset management strategies and focus on maximizing returns.

The transaction is expected to yield a net cash return of AED 294 million (around US$80 million), boasting an unlevered cash-on-cash multiple of 1.7x and an internal rate of return of 10 percent. These impressive figures underscore the financial acumen that characterizes Amanat’s operational approach in the competitive education real estate market.

Strategic Investment and Growth

The recently sold asset consists of the North London Collegiate School property located on Ras Al Khor Road, which Amanat acquired in June 2018 for AED 360 million (approximately US$98 million). Following the acquisition, Amanat invested an additional AED 33 million (around US$9 million) for capital expansion, bringing the total investment to AED 393 million (US$107 million). This strategic approach highlights Amanat’s commitment to enhancing its assets before realizing a profitable exit.

Emphasizing a strategy of ‘identify, grow, monetize,’ Amanat seeks to invest in high-potential assets, fostering their growth, and selling them at optimal times. This methodology not only unlocks value for shareholders but also generates capital for reinvestment in similar high-potential opportunities, further solidifying the company’s presence in the education real estate sector.

Leadership Insights

Dr. Shamsheer Vayalil, Amanat’s Chairman, remarked, “The sale of our non-core education real estate asset at a compelling valuation is a testament to Amanat’s ability to identify, grow, and strategically exit our high-quality investments. This transaction broadens our strategic options and reflects our continued focus on unlocking value and generating superior returns for shareholders.”

John Ireland, the Chief Executive Officer, also expressed satisfaction with the outcome: “We are pleased to have completed the sale of our education real estate investment at a premium to our original investment, delivering a compelling financial return. It demonstrates the strength of Amanat’s investment model – from disciplined entry and portfolio development to value-led monetization.”

Ireland further noted that the AED 453 million proceeds from the sale will significantly enhance the company’s balance sheet, offering flexibility to return value to shareholders and invest in new opportunities that align with their strategic priorities. With a focus on scaling high-performing assets, Amanat continues to strive for strong and sustainable shareholder value, signaling an encouraging future for the company.
