Al Reem Island Experiences Notable 38% Surge in Property Prices

Al Reem Island has solidified its status as Abu Dhabi’s leading residential investment destination, achieving an impressive 38% surge in off-plan property prices in Q2 2025. This remarkable growth reflects the area’s attractiveness among investors and residents alike, according to data analysis conducted by the international developer MERED utilizing Quanta transaction figures.

In addition to Al Reem Island’s soaring property prices, other prominent locations in Abu Dhabi have also shown noteworthy growth. Khalifa City recorded a 24% increase, while Jubail Island experienced a 20% rise, highlighting the overall vitality of the capital’s real estate market.

The appeal of Al Reem Island extends beyond property ownership; rental prices for apartments increased by 21% year-on-year in Q2 2025. This demand is bolstered by exceptional infrastructure, waterfront living, Grade-A office spaces, a variety of retail options, state-of-the-art healthcare facilities, and the expansive 1,000,000 sq ft Reem Central Park.

Strategic Location and Lifestyle

Al Reem Island is strategically nestled between Abu Dhabi’s bustling mainland business district and the cultural attractions of Saadiyat Island, facilitating a comprehensive “live-work-play” lifestyle. This prime positioning enhances its appeal to both residents and investors, making it a highly sought-after address.

In line with its upward trajectory, MERED is embarking on a design-centric waterfront project that spans over two prime parcels totaling more than 23,400 sq m within the Abu Dhabi Global Market (ADGM). This ambitious scheme aims to redefine luxury living in the UAE capital, spearheaded by renowned Pritzker Prize-winning architects.

Project Vision and Market Dynamics

Artemiy Marinin, Project Director at MERED, stated: “Al Reem Island has unequivocally established itself as Abu Dhabi’s premier residential destination. Average prices in waterfront projects have exceeded AED 1,800 ($490) per square foot, with new projects launched at even higher prices.”

He continued, “We’re proud to contribute to this dynamic market with our forthcoming project, offering direct sea views and architectural distinction crafted by Pritzker Prize-winning visionaries.” This statement underscores the high expectations and ambitions associated with developments on Al Reem Island.

The island’s robust growth has also been fueled by the expansion of ADGM’s jurisdiction to include Reem Island in April 2023, which has attracted over 1,100 new businesses and increased total registrations beyond 11,000. This influx of high-earning professionals has further cemented Al Reem Island’s reputation as the residential hub of choice for those in the financial sector.

Looking Ahead

With sustained price growth, increasing rents, and a steady flow of noteworthy developments on the horizon, Al Reem Island is set to maintain its status as Abu Dhabi’s premier address for luxury living and long-term investment. Investors keen on capitalizing on this enticing market will find abundant opportunities in a landscape defined by upscale offerings and an energetic community.
