Al Mal Capital REIT Secures AED 210 Million in Successful Offering

In a significant milestone for the real estate sector in the UAE, Dubai’s Al Mal Capital REIT has raised AED 210 million through an oversubscribed public offering. This successful fundraising reflects robust demand from both seasoned and new investors who are increasingly looking to capitalize on regulated income-generating real estate vehicles. The offering not only underscores investor confidence in the market but also positions Al Mal Capital REIT strategically within the regional investment landscape.

Strong Demand and Robust Investor Confidence

Al Mal Capital REIT, the premier real estate investment trust listed on the Dubai Financial Market (DFM), announced the successful completion of its follow-on public offering (FPO). The offering attracted overwhelming interest, signaling a growing enthusiasm for sustainable investment opportunities in the UAE and the broader Gulf region.

Unit Pricing and Trading Timeline

The offering priced each unit at AED 1.125, which includes the subscription fee. Trading of the newly issued units is anticipated to commence on the DFM between August 8 and 15, subject to receiving final regulatory approvals. This timely entry into the market aims to tap into existing momentum surrounding REITs.

Statements from Leadership

“This successful raise demonstrates the trust investors continue to place in our vision and portfolio,” said Naser Al Nabulsi, Vice Chairman and CEO of Al Mal Capital. He emphasized that this infusion of capital will empower the REIT to further diversify its holdings while maintaining a growth trajectory, ultimately delivering attractive returns to its unitholders.

Strategic Acquisition Plans

As a REIT regulated by the UAE’s Securities and Commodities Authority (SCA), Al Mal Capital focuses on income-generating assets within sectors like healthcare, education, and industrial services. Since the beginning of 2023, the firm has consistently provided a steady 7 percent annual dividend distribution, appealing to investors seeking reliable, long-term returns. The proceeds from the AED 210 million offering will be strategically deployed to acquire additional high-quality assets across the UAE and the wider GCC to enhance portfolio diversification.

In an effort to preserve existing ownership while catering to new investors, Al Mal Capital REIT allocated priority in the FPO to current unitholders, with a secondary tranche made available for other subscribers. The organization remains committed to adhering to UAE investment regulations, which include a 25 percent cap on assets held outside the country.

The proactive approach to fundraising and asset acquisition comes at a time when interest in real estate investment trusts is escalating across the region. Dubai’s Al Mal Capital REIT is well-positioned to leverage this interest, offering a transparent and accessible vehicle for real estate investment that caters to a variety of investor needs.
