Abu Dhabi Property Sales Soar with 47% Price Increase in Q2

The Abu Dhabi real estate market is witnessing a significant surge in activity, with secondary property sales surpassing $555 million in the second quarter of 2025. This growth reflects a robust demand for homes across various communities in the emirate, as prices increase in both emerging and established areas. As the landscape evolves, many neighborhoods are experiencing remarkable price hikes, illustrating the dynamic nature of the Abu Dhabi real estate sector.

Recent data shows that the secondary real estate market in Abu Dhabi is thriving, with Q2 2025 recording a total of 967 resale transactions worth over AED 2.04 billion ($555 million). This impressive figure indicates not only a growing interest in property investments but also a broadening price appreciation throughout the emirate’s residential areas.

According to a new report by Crompton Partners Real Estate, price increases are becoming widespread, no longer limited to luxury hotspots. Emerging regions such as Reem Island and Al Reef are now joining the ranks of high-demand areas, while established neighborhoods like Yas Island, Raha Beach, and Ghadeer are posting some of their highest growth rates on record.

Price Growth Across Diverse Communities

The report provides the following insights:

  • Al Reem Island led in activity with 434 transactions totaling AED 775 million ($211 million).
  • Al Reef 2 experienced the highest turnover rate at 28%, reflecting strong demand and rapid inventory turnover.
  • Neighborhoods like Noya, Viva, and Luma on Yas Island saw a staggering 47% increase in prices year-over-year.
  • Ghadeer Phase 1 Villas surged by 35%, while Reef 2 and Bandar at Raha Beach recorded increases of 33% and over 30%, respectively.

Ben Crompton, Managing Partner at Crompton Partners, commented: “The Abu Dhabi market continues to go from strength to strength in Q2 2025, but what we’re beginning to see now is a more broad-based improvement. Abu Dhabi seems to be the flavor of 2025.”

He added, “Areas that had lagged in previous cycles, like Reem Island and Al Reef, are now catching up with impressive double-digit gains, while established hotspots on Yas Island, Raha Beach, and Ghadeer continue to deliver 20% to 30% increases.”

A Diverse Property Landscape

The diversity of price points within the Abu Dhabi real estate market is remarkable. Prices range from AED 7,585 per square meter ($2,064) in Reef 1 apartments to a high of AED 48,404 per square meter ($13,174) in Mamsha, which is now recognized as the priciest area in the secondary market.

This broad spectrum underscores what Crompton describes as “the most diverse property landscape Abu Dhabi has ever seen.” This includes a variety of options, from:

  • Practical studios on Reem Island catering to first-time buyers.
  • Family-friendly townhouses in Ghadeer and Al Reef.
  • Luxury ten-bedroom beachfront villas on Saadiyat and Yas Islands, featuring private beach access and high-end finishes.

Crompton noted, “Buyers can choose anything from ten-bedroom luxury seafront villas on Saadiyat and Yas Islands to well-located studios on Al Reem Island, ideal for first-time buyers or investors seeking strong rental yields.”

He continued, “Family-friendly townhouse communities in Al Reef and Ghadeer offer space and value with double-digit growth, while vibrant hubs like Raha Beach and Marina Square deliver modern apartments in established neighborhoods with amenities right at their doorstep.”

The report emphasizes that very few communities experienced price growth below 10%, a trend reminiscent of the property surge observed in Dubai from 2022 to 2023. This shift signifies a growing confidence in Abu Dhabi’s resale market and indicates a broader upswing compared to previous quarters.
