Dubai Real Estate Market Experiences 23% Surge in Sales

The Dubai real estate market has shown robust performance in the first half of 2025, with property sales surging 23% compared to the previous year. This remarkable growth reflects the resilience of Dubai’s residential sector, highlighted by substantial transaction volumes and increasing demand for both off-plan and ready properties. As market dynamics shift, the outlook for the Dubai real estate sector appears increasingly stable and promising.

Dubai’s residential property market recorded 91,897 sales transactions in the first half of 2025, representing a 23% increase compared to the same period last year, according to a new report.

The market demonstrated strength across both off-plan and ready properties, although data suggests the sector is entering a stabilization phase within established communities, according to Espace Real Estate.

John Lyons, Managing Director at Espace Real Estate, stated: “In H1 2025, the Dubai residential real estate market continues to demonstrate remarkable resilience and growth. Transaction volumes remained robust, buoyed by sustained demand for both off-plan and ready properties.”

Dubai Property Market Remains Resilient

Off-plan transactions made up 59% of all residential activity in H1 2025, showing a slight decline from 61% during the same period in 2024.

The report noted that 17,013 off-plan units were completed during the first half of the year, contributing to an increase in rental stock availability.

This influx of new supply has led to a moderation in rental price growth throughout the market, particularly in areas that have recently welcomed new residents.

While many established communities faced lower transactional activity, both rental and capital values continued to rise, indicating sustained interest and investment in the Dubai real estate market.

The report highlighted a notable shift in resident behavior, with more individuals viewing Dubai as a long-term home rather than merely a transient expat base. This evolution supports market stability and facilitates consistent, measured growth.

Properties priced above AED 20 million saw the most significant increase in transaction activity when compared year-on-year and against the second half of 2024.

Changes to non-domestic tax regulations in the UK have driven many ultra-wealthy UK residents to relocate to Dubai, further stimulating the property sector.

Growth in Specific Property Segments

Villa and townhouse communities demonstrated robust price appreciation, with 19 out of 20 tracked neighborhoods reporting increases. The average rise was 19%, spurred by a limited supply within this segment.

While average selling prices increased in 10 out of 11 apartment communities monitored, the pace of growth was more moderate compared to H1 2024, with an average rise of 8% versus 17% last year.

Rental activity observed a slight decline in tracked communities, attributed to greater availability in the market. Although prices continued to trend upward, the handover of new communities is aiding in the balance of demand and supply, thus preventing any significant spikes in rental prices.

International investors continue to be drawn to Dubai’s appeal. The UK remains the leading source of investors, but there is a growing interest from Europe, North America, and the Asia Pacific region.

The report suggests that the current moderation in the market may facilitate more sustainable long-term growth for Dubai’s property sector as conditions evolve. The combination of strong sales figures and shifting resident demographics positions the Dubai real estate landscape for promising developments in the years to come.
